New roof snagging for homes and businesses in Northway
Our report records what we see with photos and plain descriptions. If there’s a disagreement about the work, it’s between you and your roofer or builder. Our report gives you an independent record to refer to. We do not give repair cost estimates or decide who is at fault, but it does set out clearly what we found. We survey loft conversions and dormers, new-build homes and replacement roofs, and common reasons people get in touch are tiles or slates sitting out of line and verge tiles or slates not secured.
Around Northway, you’ll mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
The report records the new roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Northway homes and their roofs
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Historic houses like Holywell Manor, about 1.5 miles south-west, show how far back building in the area around Northway goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark like St Anthony of Padua, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Landlords with a home close to Oxford station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Northway is about 1 mile north of Oxford, in Oxfordshire. Roofs in Northway get the same thorough look as anywhere else in Oxfordshire. Northway is one of the places in Oxfordshire we cover for new roof snagging.
We survey roofs across the OX3 postcode area for new roof snagging and the streets around it. If you need new roof snagging at a property on Copse Lane, Marsh Lane and Upway Road or a nearby road, we can survey it. What a survey costs
The price reflects the time and kit the roof needs. That comes down to:
- The number of roofs, including extensions and garages
- Whether you choose the Basic, Standard or Premium Survey
- Commercial roofs and larger buildings
- Roof area
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
What we need to know
There’s no need for technical words. It is enough to let us know:
- Any stains, drips or damp patches you’ve seen indoors
- The address and postcode of the property
- Any photos you have, taken from ground level or a window
- When you need the report by
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or email us.

When you need someone else
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- Pricing the remedial work
- Settling a dispute with your roofer or builder
- How the roof will perform for years to come
If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before booking. The full list of what we check.
Roof types and parts we check
- New flat roofs
- Replacement roofs
- Loft conversions and dormers
- Ridges and verges
- New-build homes
- Flashings and valleys
Roof by roof
Slate roofs
Good natural slate is very long-lasting, so a new slate roof should be laid well. We look for slipped, cracked or uneven slates.
Ridges, hips and verges
The top and edges of a roof are the most exposed. We check mortar, dry-fix systems and fixings where they can be seen.
Why act early in Northway
Small faults on a new roof can grow. Loose details can let water through in the first heavy storms. Spotting them early gives the roofer a chance to put them right. Around Northway, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

How it works
The aim of the visit is simple: to see as much of the new roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Being in a smaller place like Northway does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- You tell us what work was done and when.
- The new coverings and roof edges are inspected as far as can be seen safely.
- We look at valleys, flashings, gutters and the underlay at the eaves.
- The roof space and the rest of the property are checked for problems.
- You get a photo report of each snag.
Before we arrive
- Have keys ready for side gates, garages or roof access doors
- Gather any invoices or paperwork from past roof work
- For a flat or shared roof, check access with the freeholder or managing agent

Should I look at the roof myself first?
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.
Common questions in Northway
Is Northway in the area you cover?
We do. Every survey there gets the same written report with photographs.
Is my home in Northway listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
What’s the price of a snagging inspection?
Our price is from £150, including VAT. The size of the roof and how easy it is to see affect the price. To get a price, ring 07833 053749 or use the contact form.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Can you inspect the roof on a new-build home?
Yes, new-build roofs are checked in the same way as replacement roofs. The report lists snags with photos for you to pass to your builder.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.
