About our gutter survey in Northway
Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them, from the ground, from windows, from the roof space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. We survey outlets and hoppers, valley gutters and eaves gutters, and people most often book us about gutters that have fallen out of line and valley or box gutters that overflow inside.
Around Northway, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof frequently fail before good slates or tiles do.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

Roofs, chimneys and gutters in Northway
About 1.5 miles south-west lies Holywell Manor, a reminder of how long the area around Northway has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
Living close to Bury Knowle Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If your home is one of the older ones in the streets near St Anthony of Padua, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Oxford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Northway is about 1 mile north of Oxford, in Oxfordshire. We survey roofs in Northway and the rest of Oxfordshire, as part of our work across London and the South East. Northway is one of the places in Oxfordshire where we work for gutter surveys.
All of OX3 is covered for gutter surveys, from the main roads to the quietest streets. Whether your property is on Copse Lane, Marsh Lane and Upway Road or a nearby road, we can survey it. Main roads around Northway include the A40, so getting to you is simple. Around Northway
Typical jobs here are in homes near English Faculty Library, Bury Knowle Park and Cheney School. Also close by are Rye St Antony School (0.8 miles south) and White Hart Inn (0.6 miles south-east). For rail, the closest station is Oxford station, about 2.4 miles south-west of the centre. Well-known places in the area include Churchill Hospital (0.5 miles south) and Oxford Castle (2.2 miles south-west). For a walk, there’s Headington Hill and CS Lewis Nature Reserve.
What happens if roof problems are left?
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. Around Northway, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

The survey, step by step
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It typically takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Parking around Northway is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Move anything stored under the loft hatch
- If you’re buying, check with the agent that we can get in
- Agree roof access with the managing agent if it’s shared
Getting a price

FAQs for Northway
How do I find out if my home in Northway is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you survey roofs for landlords with property near Oxford station?
Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Will you check the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
How much is a gutter survey?
Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or drop us an email.
Could my damp wall be caused by the gutters?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so we report on what’s visible.
Are hidden gutters like valleys and box gutters included?
Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and the report says so.
What we cannot see
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Underground drains, which need a CCTV drain survey
- What’s hidden inside a downpipe
- Gutters out of sight from each safe vantage point
If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. What our survey covers.
What this survey covers
- Eaves gutters
- Downpipes
- Valley gutters
- Outlets and hoppers
- Fascias and soffits
- Parapet and box gutters
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
