Gutter survey in Headington: what you get

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. We survey parapet and box gutters, outlets and hoppers and fascias and soffits, and common reasons people get in touch are gutters packed with leaves or moss and joints that drip after rain.

Around Headington, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Why act early in Headington

A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building typically during the worst downpours. Having them checked before autumn and winter makes sense. In an older home around Headington, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Getting in touch

We’ll normally ask about:

  • Access details, such as a loft hatch or a shared roof
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or email us with the address and the days you’d prefer.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Different roofs, different checks

Lead-lined valley and parapet gutters

We check the lining, the joints and the outlets where it’s safe to see them. Missing lead is something we check for too.

Fascias and soffits

Overflowing water stains soffits and rots timber. We check them along with the gutters.

Gutter surveys in Headington: local notes

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. With Holywell Manor about 1.6 miles west, Headington sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as St Andrew's Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Shop and office owners around Clarendon Shopping Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Homes near green spaces such as Bury Knowle Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

What happens on the day

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. With a bit of garden around a house, as there often is around Headington, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Pipes below ground level
  • Rot or damp concealed behind fascias or inside walls
  • Gutters out of sight from every safe vantage point

Questions from Headington

How do I find out if my home in Headington is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Headington?

We do. Villages and rural addresses get the same survey as a town house.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too.

What’s the price of a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just ring 07833 053749 or drop us an email for a price.

How long will you be on site?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it as you book and we will plan the survey around it.
