Need a gutter survey in Donnington?

Donnington: your questions answered

Will you come out to Donnington?

Yes, Donnington is on our map. Villages and rural addresses get the same survey as a town house.

I let a flat near Oxford station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

When is the best time for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.

How much time does the visit need?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

Do you look in the roof space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What do I do with the report?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Gutter survey in Donnington

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey outlets and hoppers, downpipes and fascias and soffits, and people most frequently book us about cracked or loose downpipes and blocked outlets and hoppers.

Trees around homes in smaller places like Donnington drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens on the day

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Homes around Donnington often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

What we cannot see

A survey is a close look at the gutter, but it cannot do everything. The main limits are:

  • Blockages deep inside downpipes
  • Rot or damp concealed behind fascias or inside walls
  • The inside of buried drains

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.

What this survey covers

  • Eaves gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Downpipes
  • Valley gutters
  • Parapet and box gutters

Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • Watch ceilings under valley gutters for fresh marks
  • Leave gutter checks at height to someone equipped for it
  • Watch the gutters during heavy rain
  • Get the gutters cleaned out every year

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.

What we’re asked to look at in Donnington

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

Things that frequently lead to a survey include:

  • Dripping or leaking gutter joints
  • Fascia boards damaged by overflowing water
  • Valley or box gutters that overflow inside
  • Water spilling over the gutter edge

If you own one of the older houses in the streets near St Alban the Martyr, its chimney, valleys and lead work are likely to be the parts that need attention first.

What a roof survey includes

What a gutter survey looks like in Donnington

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Holywell Manor about 1.4 miles north-west, Donnington sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you live near a park like South Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Shop and office owners around Templars Square may find that a roof report helps plan work around trading rather than after a leak.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Why get it checked now?

A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In a smaller place like Donnington, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
