Gutter surveys in New Hinksey

Gutter survey in New Hinksey: what you get

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Typical surveys look at sagging gutters and loose brackets and downpipes that are split or coming away, across downpipes, fascias and soffits and parapet and box gutters.

Trees around homes in smaller places like New Hinksey drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Your questions about gutter surveys in New Hinksey

Do you survey roofs for landlords with property near Oxford station?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in New Hinksey?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your building, phone 07833 053749 or drop us an email.

How do I arrange a gutter survey in New Hinksey?

The quickest way is to phone 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we’ll take it from there. We survey on weekdays and at weekends.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Is a Saturday or Sunday visit possible?

Yes. Surveys are carried out on any day of the week. Just phone 07833 053749 or use the contact form to arrange a day.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Check that downpipes are firmly fixed to the wall
  • Note any damp stains below the gutters
  • Leave gutter checks at height to someone equipped for it
  • Book gutter clearing once a year, more often near trees

If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

What a gutter survey looks like in New Hinksey

The wider area around New Hinksey has a long history of building, with Holywell Manor about 1.4 miles north. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

The streets around a church like Church of St John the Evangelist are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like New Hinksey Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. Shop and office owners around Westgate Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Roof by roof

Box and secret gutters

A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We check them where they can be seen safely.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.

The survey, step by step

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Homes around New Hinksey often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Check pets are kept safely away
  • Make sure the loft hatch can be reached
  • Mention any parking restrictions on your street

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The inside of a downpipe along its whole length
  • Rot or damp concealed behind fascias or inside walls
  • Asbestos testing of old gutters, downpipes or soffits

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

What happens if roof problems are left?

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. In an older home around New Hinksey, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
