Bodicote New Roof Snagging

- Repair costs for putting snags right
- Fixings and underlay hidden under the coverings
- A promise that the roof won’t leak

About our new roof snagging in Bodicote
Snagging means finding the small faults and loose ends left at the end of a job. On a roof, snags are often at the edges and junctions, where the detailing is hardest. We inspect as far as can be seen safely and record what we find. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. If you’re worried about ridge and hip tiles not properly fixed and tiles or slates sitting out of line, a survey will tell you what’s going on.
Bungalows, chalet bungalows and older cottages are common in smaller places like Bodicote, and many have been extended or had dormers added. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Bodicote. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
Where we cannot see part of the new roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Check ceilings and the loft after heavy rain
- Keep warranty papers safe
- Check before your warranty period ends
- Look for marks or cracks left by the work
Your roofer can use the report to put the snags right. Any disagreement about the work is between you and them; we report on what we see.
Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and leaves time for snags to be fixed.
What else we do in Bodicote
Bodicote homes and their roofs
The wider area around Bodicote has a long history of building, with Broughton Castle about 2.9 miles west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.
For landlords with property near Banbury station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What we do, step by step
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours for most homes, depending on how much new work there is to check. For a survey in Bodicote, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.
- First, you tell us what the roofer did and any concerns you have.
- The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
- We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
- Where it’s safe, we check the loft, then look for debris or damage left behind.
- The snags are written up with photos for you to share with your roofer.
Before the survey
- Clear the way to the loft hatch
- Note where any stains or damp appear
- Leave side gates unlocked

Related advice
Do you need new roof snagging in Bodicote?
Work at height can mark walls, crack lower roofs or loosen gutters. We look for knock-on damage, not just the new roof.
Here are some of the things we see often:
- Flashings not properly dressed or fixed
- Cracked lower roofs or marked walls after the work
- Poorly finished verges
- Tiles or slates sitting out of line
Take an older house close to Church of St John the Baptist: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Questions from Bodicote
Does a conservation area affect roof work in Bodicote?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you cover Bodicote?
Yes. We work right across London and South East England, and Bodicote is part of that. You can ring 07833 053749 or use the contact form with the address and a few details.
Does the weather affect the survey?
It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
Do you climb onto every roof?
Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
How much is new roof snagging?
Our price is from £150, including VAT. The size of the roof and how easy it is to see affect the price. To get a price, phone 07833 053749 or use the contact form.
Will you deal with my roofer if there is a problem?
No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.
Do you need to get into the loft?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
