Different roofs, different checks

Flat roofs on tall buildings

Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We record the signs of age we can see.

Large commercial roofs

Fragile roof sheets and roof lights can be dangerous to walk on. A drone keeps everyone off them.

Drone roof survey in Bodicote

Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Central London has restricted areas of its own, which need NATS permission. If we cannot fly, we use other safe vantage points instead and tell you. Prisons have their own drone restriction zones too. If you are worried about gaps where slates or tiles have gone and flashings that have come away, we can find out what’s behind it, whatever the roof.

Places like Bodicote can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Exposed sites can be windy, and a small drone cannot fly safely in strong wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Flying and imaging in Bodicote

Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

For site and facilities teams at buildings such as Longford Park Primary School, thermal images can show where wet insulation sits under a big flat roof. If you own one of the older houses in the streets near Church of St John the Baptist, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Book early if you are near an airport
  • Check the loft can be reached
  • A word with neighbours beforehand helps
  • Tell us about any leaks or concerns

The Premium Survey report comes the same day. It includes the drone photos where a flight was possible, alongside the other checks in the package.

Don’t block the vents at the eaves. Condensation in the loft can damage timbers and insulation. Keep insulation clear of the eaves.

Bodicote: your questions answered

Do you cover smaller places like Bodicote?

Yes, Bodicote is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Bodicote listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

How long will you be at the property?

Allow an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. We’ll confirm what to expect when we arrange the visit.

Will you photograph what you find?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Can you fly a drone near an airport?

Only with the right permission. Confirmed flight restriction zones include Heathrow, Gatwick, London City, Stansted, Luton and Southampton, among others, and a flight inside one needs the airport’s or air traffic control’s say-so. Without it, we inspect from other safe viewpoints.

How do I book a survey in Bodicote?

Simply call 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What happens on the day

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a smaller place like Bodicote, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. You give us the address and tell us about the roof.
  2. Any flight restriction at the address is checked, with permission requested if required.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

Preparing for the visit

  • Clear the way to the loft hatch
  • If you are buying, let the agent know when we are coming
  • Have keys ready for side gates, garages or roof access doors

What we’re asked to look at in Bodicote

Steep and tall roofs are hard to inspect safely. Three-storey houses, blocks of flats and tall commercial buildings are common examples. A drone gets close-up views from a safe position on the ground.

These are some of the problems a survey can pick up:

  • Damage after a storm that cannot be seen from below
  • Gaps where slates or tiles have gone
  • Plant growth and moss on the roof
  • Hidden gutters full of leaves

Broughton Castle, about 2.9 miles west, is one of the historic houses in the wider area around Bodicote. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

What to check before booking

  • Which parts of the roof they’ll actually see
  • How soon the report will arrive
  • Whether any drone flown is registered with the CAA
  • Is VAT included in the price?

What’s in a roof survey

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What we can’t see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Anything inside the loft or under the coverings
  • Flying in a flight restriction zone without the airport’s permission
  • Structural calculations (that’s a structural engineer’s job)

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.
