New roof snagging for homes and businesses in Caldecott
Roof work frequently leaves debris behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs, and for damage to other parts of the building. It’s all recorded with photos. Debris left in gutters and valleys can block them and damage to lower roofs can let water through. Finding these early makes them easier to raise. Common reasons to book are offcuts and broken tiles left behind and vents that weren’t fitted or are covered, on new flat roofs, flashings and valleys and loft conversions and dormers.
Smaller places like Caldecott frequently have bungalows and cottages as well as houses, and many have been extended or had dormers added. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Caldecott. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Tips that help
There is plenty you can do without going near the roof. What helps most:
- Raise snags in writing with your roofer
- Diary the defects period end date
- Keep the contract and invoices together
- Watch for gutters overflowing in rain
Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.
Keep paperwork for the new roof together. The report belongs with them.
How the survey works
There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours for most homes, depending on how much new work there is to check. In a smaller place like Caldecott, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- We agree what to focus on, such as a payment date or a warranty period ending.
- The roof is inspected from ground level, vantage points and the roof where safe.
- We work through ridges, verges, valleys and flashings.
- We check the gutters, lower roofs and walls for debris or damage.
- We send a written report you can pass on.
Before the survey
- Let us know where we can park nearby
- Check the loft hatch can be reached
- Have any questions written down, so nothing gets missed
Book a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

Caldecott questions
Will you come out to Caldecott?
We do. Villages and rural addresses get the same survey as a town house.
Do you carry out roof surveys in Caldecott?
Yes. We work right across London and the South East, and Caldecott is part of that. You can call 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.
Can you see the fixings under the tiles?
No. We inspect what can be seen without opening up the roof, so fixings under the coverings can’t be checked. We note what couldn’t be seen.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
Do you climb onto every roof?
Only where it is safe to do so. We inspect what can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
How long will you be on site?
For a house, expect about 1–2 hours on site with commercial roofs nearer 3–4 hours.
How much is new roof snagging?
Our price is from £150, including VAT. The price depends on the size of the roof and the access. To get a price, phone 07833 053749 or use the contact form.
Local roofs and buyers in Caldecott
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. About 3.5 miles east lies Clifton Hampden Manor, a reminder of how long the area around Caldecott has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If yours is one of the older homes in the streets near St Helen's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Do you need new roof snagging in Caldecott?
Work at height can mark walls, crack lower roofs or loosen gutters. A snagging check looks around the property as well as at the roof.
These are some of the problems a survey can pick up:
- Flashings not properly dressed or fixed
- Gutters or fascias damaged during the job
- Gutters blocked by building debris
- Broken coverings left on a new roof
Landlords with a home close to Culham station may find that a written report helps before buying a rental or paying for a new roof on one.
What to check before booking
- Are they insured for the work?
- Their track record with similar roofs
- What’s outside the scope of the survey
- Whether the loft space is looked at, where there is one
Different roofs, different checks
Valleys
Lead or other valley linings should be laid and lapped neatly as far as safe access allows.
Slate roofs
Cracked slates are sometimes left in place. They’re photographed for the report.
