What we need to know
Some details help us recommend the right survey and price. When you contact us, it helps to mention:
- Your timetable, such as an exchange date
- The reason for the survey, such as buying, a leak or storm damage
- How the loft is reached, if there is one
- Photos of the roof, taken safely from ground level or a window
Roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.
Roof survey in Caldecott: what you get
Across London and the South East, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey clay and concrete tiles, lead flashings and ridges, hips and valleys, and common reasons people get in touch are condensation or damp timbers in the loft and ponding, splits or blisters on flat roofs.
Around Caldecott, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Useful tips for Caldecott property owners
A few practical points come up again and again on our surveys. They apply to most roofs:
- Keep the report with your property records
- Take photos of any leaks as they happen
- Do not climb onto the roof yourself
- Clear the loft hatch area before we arrive
The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
What happens on the day
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It normally takes an hour or two for most houses; commercial roofs usually need 3–4 hours. Homes around Caldecott often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We check the roof from every safe viewpoint, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.
How to prepare
- Mention any parking restrictions on your street
- If the roof is shared, arrange access with whoever manages the building
- Leave a clear route to the loft

- How the roof will behave in every kind of weather

Caldecott: your questions answered
Do you survey roofs for landlords with property near Culham station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Is Caldecott within the area you cover?
Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and does not include calculations.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years.
What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Rented homes, blocks and businesses
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
Any of our surveys can be booked by landlords, agents and building managers in Caldecott. To discuss a property or a block, ring 07833 053749 or send us an email.
Roofs, chimneys and gutters in Caldecott
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Trees in and around Albert Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For an older house near a landmark such as St Helen's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings like Thameside Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
