Gutter survey in Caldecott

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. The photos show you exactly what we found. It is an easy job to put off but it rarely improves. We survey valley gutters, parapet and box gutters and fascias and soffits, and common reasons people get in touch are soffits marked by water and gutters overflowing in heavy rain.

Houses in smaller places like Caldecott can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we look for on each type of roof

Box and secret gutters

Box and secret gutters frequently cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. Homes around Caldecott often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Advice

What we are asked to look at in Caldecott

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

Signs worth acting on include:

  • Joints that drip after rain
  • Gutters packed with leaves or moss
  • Rotten fascias or stained soffits
  • Gutters that have fallen out of line

Anyone responsible for a site like Thameside Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before you book

  • Which viewpoints they use to see the roof
  • Which limits apply to the survey
  • Whether you get a written report with photos
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a roof survey includes

Gutter surveys in Caldecott: local notes

Clifton Hampden Manor, about 3.5 miles east, is one of the historic houses in the wider area around Caldecott. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live in an older home near St Helen's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Culham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Caldecott is about 1 mile south of Abingdon-on-Thames, in Oxfordshire. We carry out gutter surveys in Caldecott for houses, flats, blocks and commercial buildings. Across Oxfordshire, we cover Caldecott and the places around it. Oxford is in our area too.

Questions from Caldecott

Do you survey roofs for landlords with property near Culham station?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Will you come out to Caldecott?

Yes. Caldecott is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

How do I arrange a gutter survey in Caldecott?

It’s easiest to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof. Surveys run on any day of the week.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Do you survey at weekends?

Yes. Surveys are carried out on weekdays, Saturdays and Sundays. To find a day that suits, ring 07833 053749 or use the contact form.

How we price gutter surveys

Not every roof costs the same to survey, for these reasons:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available
  • Whether you choose the Basic, Standard or Premium Survey

All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for your roof before you book.

What we need to know

A little information up front helps. It helps to include:

  • Your postcode, so we can check access and travel
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block
  • Pictures from the garden or a window, if you have them

A quick phone call is normally the easiest start: call 07833 053749 or email us. You’ll have a price before anything is arranged.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
