Culham questions

Will you come out to Culham?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

I let a flat near Culham station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. You can call 07833 053749 or send us an email with the address and a few details.

Will you go up on the roof?

Only where it is safe to do so. We inspect what can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.

Does the season matter for a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.

What’s in the report?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Is a CCTV drain survey included?

No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

How a gutter survey works in Culham

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. If you’ve noticed overflowing valley or parapet gutters and downpipes that are split or coming away, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Culham are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Useful tips for Culham property owners

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Get trees that overhang the gutters trimmed
  • Check from the ground or a window, not a ladder
  • Watch ceilings under valley gutters for fresh marks
  • Look for green streaks or damp patches on walls

You receive a written report with photos and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.

What we look for on each type of roof

Box and secret gutters

Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We look at the joints, brackets and falls.

Why act early in Culham

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from ground level but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. In a place like Culham, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What a gutter survey does not cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Damage hidden inside walls or behind boards
  • Underground drains, which need a CCTV drain survey
  • Hidden sections we can’t view safely

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. The full list of what we check.

What affects the price in Culham

What we need to know

What helps most when you contact us:

  • The type of building and roof, such as pitched or flat
  • Dates you are working to, such as exchange
  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from ground level or a window

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or email us.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey normally takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Older roofs in small places like Culham can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

How to prepare

  • Dig out any old roof reports or invoices
  • Point out any leaks or damp patches
  • Clear the way to the loft hatch

Advice

Gutter surveys around Culham

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Culham has a long history of building, with Clifton Hampden Manor about 2.4 miles east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you live near a park such as Albert Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For an older house near a landmark such as Church of St Paul, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Culham station may find that a dated record of the roof is useful when planning maintenance across a let.
