Your questions about roof leak investigations in Culham

Will you come out to Culham?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Culham?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

How do I book a survey in Culham?

The quickest way is to call 07833 053749 or send us an email. Give us the address and some details about the roof, and we’ll recommend the right survey. We survey on weekdays, Saturdays and Sundays.

What do I do with the report?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Will you definitely find the leak?

Not always, and we will be honest about that. Water can travel a long way, and some leaks only show in particular storms. If we cannot be sure, the report ranks the possible sources.

How long does a roof leak investigation take?

On site, it usually takes between one and two hours on an ordinary house, and longer for a large or complex roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Roof leak investigation in Culham: what you get

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt often lasts around 15 to 20 years, so age is part of the picture. If you are worried about damp patches next to the stack and water dripping from rafters or underlay, we can find out what’s behind it, on chimney stacks, flat roof details and valleys and parapet gutters alike.

Many homes in small places like Culham face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

What you can safely check yourself

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Record whether it leaks in every downpour or only some
  • Mention any plumbing above the damp area
  • Let us know what has already been tried
  • Don’t climb onto the roof to look

The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, rather than at the stain.

Keep the roof space ventilated. Good airflow reduces condensation, and condensation is a common false alarm. Keep insulation clear of the eaves.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two at a typical home, and longer for a large or complex roof. Around Culham, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. You receive a report with the likely source, photos and recommendations.

What we cannot see

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Water from pipes, tanks or heating systems
  • Whether rotten timbers meet design loads
  • Leaks that only appear in weather we can’t recreate

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Roof leak investigations around Culham

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Different coverings let water in at different points, which shapes where the search starts. The wider area around Culham has a long history of building, with Clifton Hampden Manor about 2.4 miles east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of St Paul, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you run a hotel or guest house in or near Culham, a roof problem can mean rooms out of use, so it pays to find faults before guests do. If you look after a building such as Culham Parochial Church of England Primary School, tracing a leak on a big roof starts with where the water appears and works back.
