About our roof leak investigation in Caldecott
Our roof leak investigations cover Caldecott and the wider South East. We visit seven days a week. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If it is leaking right now, contain the water and keep it clear of electrics, and then phone 07833 053749 or email us to arrange a visit. If you’ve noticed water coming in around a roof light or dormer and leaks below a flat extension roof, we can find out what’s behind it.
Older cottages and houses around Caldecott may have roofs with little or no underlay. Once the slates or tiles let water past, there is little to stop it reaching the ceiling. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are frequently the first clues.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

Wind, rain and roofs in Caldecott
Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Historic houses such as Clifton Hampden Manor, about 3.5 miles east, show how far back building in the area around Caldecott goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Homes near green spaces such as Albert Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you look after a building such as Thameside Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Do you need a roof leak investigation in Caldecott?
When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.
Problems we come across often include:
- Water that shows only in certain storms
- Damp walls below an overflowing gutter
- Damp underlay across a wide area
- Damp on a chimney breast
The streets around a church such as St Helen's Church are often among the oldest in a place, and if you own one of the older houses nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What this survey cannot tell you
A survey is a careful look at the leaking roof, but it can’t do everything. Its limits include:
- A structural engineer’s report
- What’s under the covering or behind the plaster
- A promise to find every leak on a single visit
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What our survey covers.

Tips that help
You don’t need to be a roofer to help. What helps most:
- Don’t touch fittings that water is reaching
- Photograph the stain each time it appears
- Clear the loft hatch so we can get in
- Let us know about any past repairs to the roof
Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. It is a chance to ask about anything in the report.
After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.
FAQs for Caldecott
Do you carry out roof surveys in Caldecott?
We do. Every survey there gets the same written report with photographs.
Does a conservation area affect roof work in Caldecott?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Is the repair included in the leak investigation?
The investigation is about finding the cause. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.
Do I need to be at home?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
Will you photograph what you find?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
The survey, step by step
The aim of the visit is simple: to see as much of the leaking roof as can be seen safely and record it clearly. Notes and photos go into the written report. It typically takes between one and two hours for most houses, though large, tall or awkward roofs take more time. Parking around Caldecott is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- You get in touch with details of the leak and any photos.
- We check the stain, the ceiling and the loft above it.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Moisture readings and thermal imaging are used where they help.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
Getting ready for the survey
- If it is not your property yet, arrange access through the agent
- For a flat or shared roof, check access with the freeholder or managing agent
- Find any records of previous roof work
How to book
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or use the contact form to find out.
