Thermal Roof Survey in Caldecott
Find out the condition of the roof at your property in Caldecott. Visits run on weekdays and weekends, in the daytime.
- Areas of a flat roof that may hold water
- Damp around chimneys and parapets
- Damp that repairs haven’t cured
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Thermal roof surveys for homes and businesses in Caldecott
A thermal camera can help when the cause of damp isn’t obvious. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. We survey ceilings below the roof, insulated roof spaces and commercial roofs, and the problems we are asked to look at most are leaks that are hard to trace and thin or uneven insulation in the roof.
Around Caldecott, older homes can have thin loft insulation and later additions with roofs of their own. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.
What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later, like when you want to compare after future work.

What we do, step by step
After the inspection, everything we found is written up as a written report with photographs. As for time on site, it usually takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. With a bit of garden around a house, as there frequently is around Caldecott, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- We take thermal images of the roof to pick up temperature patterns.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
Before we arrive
- Make sure the loft hatch can be reached
- Find any records of previous roof work
- Agree roof access with the managing agent if it’s shared

Your questions about thermal roof surveys in Caldecott
Do you cover smaller places like Caldecott?
We do. Villages and rural addresses get the same survey as a town house.
Do you cover Caldecott?
Yes, Caldecott is within the area we cover. We work right across London and South East England. Just call 07833 053749 or email us and tell us about the property.
How long is the visit?
It normally takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The report follows by email.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Will you go up on the roof?
Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.
Is thermal imaging included in your surveys?
Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.
Can you inspect my roof with a drone?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
How the survey changes by roof type
Pitched slate and tile roofs
Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We back up what the camera shows with a look in the loft where we can.
Loft insulation
Insulation often gets moved during work in the loft. Thermal images can show where it has been pushed aside.

Why act early in Caldecott
Without thermal imaging, the only way to see how far water has spread is often to open up the roof. It helps when deciding whether to patch an area or replace the roof. Blocked gutters on homes around Caldecott overflow and soak walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

Tips from our surveys
There is plenty you can do without going near the roof. Here’s what helps most:
- File the images with your roof records
- Keep outlets and gutters clear to stop water sitting
- Keep dated photos of any marks on ceilings
- Talk to us about the weather when booking
Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.
Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.
Do you need a thermal roof survey in Caldecott?
Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. Thermal images and moisture readings together can show the likely extent.
A survey makes sense if you’ve noticed:
- Patches of heat loss across the roof
- Ceilings that feel colder in places
- Damp where roofs meet walls and chimneys
- Damp that repairs haven’t cured
For site and facilities teams at buildings like Thameside Primary School, a view from above covers a wide roof far faster than walking it.
