Thermal roof surveys near Radley

How a thermal roof survey works in Radley

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it’s warm inside and cold outside. The report shows the images and explains what they may mean. It is not an energy rating or a heat loss calculation. If you’ve noticed wet areas near outlets and upstands and damp patches with no obvious cause, a survey will tell you what’s going on, whatever the roof.

Villages like Radley often stand in open country, where wind can be strong. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Radley: your questions answered

Does a conservation area affect roof work in Radley?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover Radley?

Yes. We cover the whole of London and South East England, and Radley is part of that. You can phone 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.

Can a thermal camera see water?

No, not on its own. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.

Can you check my loft insulation with a thermal camera?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there is safe access.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Do you climb onto every roof?

Only where it is safe to do so. We look at everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.

Is thermal imaging good for finding leaks?

It is a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. If the source can’t be confirmed, we will say what could help next, such as electronic leak detection.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What happens if roof problems are left?

Once insulation under a membrane is wet, it tends to stay wet. In time, it stops insulating properly and can damage the deck. Finding them early can mean a smaller job. In a small place like Radley, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What affects the cost of thermal roof surveys

A few things affect what a survey costs:

  • Whether thermal imaging or a drone is needed
  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets
  • Building height and the viewpoints available

Our price is from £400, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Getting in touch

What helps most when you contact us:

  • Any photos you have, taken from ground level or a window
  • What kind of property and roof it is
  • The property’s address and postcode
  • Your timetable, such as an exchange date

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

When to book a survey in Radley

People often book a thermal survey when a damp patch has no obvious cause. Water can travel under a roof covering or along timbers before it shows inside. The camera helps narrow the search.

A survey makes sense if you’ve noticed:

  • Missing or slipped insulation
  • Possible trapped moisture under a flat roof covering
  • Leaks far from where the stain appears
  • Patches of heat loss across the roof

The streets around a church like Church of St James are often among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Before you book any roof surveyor

  • What the report includes, and whether it has photos
  • Whether VAT is in the quoted price
  • Their insurance cover
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What to expect from a roof survey

The survey, step by step

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey usually takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. Cottages and farmhouses around Radley often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Preparing for the visit

  • If you’re buying, let the agent know when we are coming
  • Let us know about parking near the property
  • Agree roof access with the managing agent if it is shared
