Why act early in Radley
Before replacing a flat roof, it’s useful to know if you really need to. Sometimes a few details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. Outbuildings and barns around Radley are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Flat roof survey in Radley: what you get
Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. If you are worried about gaps at upstands and abutments and pools of water lying on the roof, a survey will tell you what’s going on.
Somewhere as small as Radley, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What else we do in Radley
What happens on the day
Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Radley, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- Tell us where we can park nearby
- Have any questions written down, so nothing gets missed

Advice
What affects the price in Radley
A few things affect what a survey costs:
- Any need for thermal images or a drone flight
- Whether it’s a home or a commercial building
- The roof’s overall size
- The shape of the roof and its details
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

Before you get in touch, it helps to have:
- Why you want a survey: buying, a leak, a storm or new work
- Any deadline, such as an exchange date

- Pictures of the roof from a safe spot, if you have them

Surveys for landlords and agents in Radley
Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on weekdays and at weekends, which can make access easier.
DIY checks: what’s safe
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Radley: your questions answered
Will you come out to Radley?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you cover Radley?
Yes. We cover the whole of London and South East England, and Radley is part of that. You can ring 07833 053749 or drop us an email with the address and a few details.
Can you survey in bad weather?
Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.
Is a flat roof survey the same as a building survey?
No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.
How long will you be at the property?
Most surveys take an hour or two for a small flat roof at home, and longer for a large commercial one. The report follows by email.
Will I get photos?
Yes. The report includes photos of what we found.
Does the survey cover asbestos?
Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.
Flat and commercial roofs around Radley
The wider area around Radley has a long history of building, with Clifton Hampden Manor about 2.7 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
For landlords with property near Radley station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take an older house close to Church of St James: the flat roofs on later extensions tend to wear out long before the main roof. If you look after a shop, office or commercial unit, for example near Templars Square, a flat roof over a business is out of sight and out of mind until it leaks.

What’s near Radley
Locally, jobs take us to homes and businesses close to Nuneham Courtenay, Fitzharrys School and Bowyer Arms, among other places. Radley has its own railway station: Radley station. Before and after the survey
Here are a few things we’d tell any owner:
- Keep people off the roof unless they need to be there
- Look for standing water a day after rain
- Treat rooflights and old sheeting as fragile
- File the paperwork for the roof and any repairs
After the visit, we write up the report with photographs of what we found. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.
