What happens on the day
Every roof is different, but as a rough guide the survey takes about 1–2 hours for most houses, and more on a big or complicated roof. If you have questions on the day, just ask. In a small place like Culham, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Have any questions written down, so nothing gets missed
- Keep pets in another room
- Leave side gates unlocked

Flat roof surveys for homes and businesses in Culham
Water through a flat roof does not always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We’re frequently asked to look into splits, cracks and crazing and dips that suggest the deck is deflecting, on felt flat roofs, GRP fibreglass and upstands and outlets.
Older buildings in small places like Culham may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
The report records the flat roof as we found it on the day. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Do you need a flat roof survey in Culham?
A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People usually call us when a leak appears, before a purchase, or when the roof may be near the end of its life.
Things that frequently lead to a survey include:
- Cracked or split membrane
- Blisters and bubbles in the covering
- Leaks around rooflights
- Outlets choked with leaves and silt
Take a building like Culham Parochial Church of England Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Choosing a roof surveyor
- How they plan to inspect the roof safely
- How soon the report will arrive
- Whether they hold professional indemnity and public liability insurance

What this survey cannot tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A promise that the roof won’t leak in future
- Parts of the roof that are not safe to walk on or view
- A structural engineer’s assessment of the deck

What a flat roof survey looks like in Culham
Within a mile and a half or so of Culham there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
Clifton Hampden Manor lies about 2.4 miles east, so building around Culham goes back a long way. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. If you let a flat or house near Culham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Practical tips
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Book a survey every few years
- Treat rooflights and old sheeting as fragile
- Check ceilings under the roof for damp patches
- Check from a window for ponding after heavy rain
Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.
Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.
How the survey changes by roof type
Felt and built-up roofs
Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it’s weakest.
Rooflights and upstands
We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photographs.
DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Culham questions
Do you cover commercial flat roofs around Culham?
Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.
Do you cover smaller places like Culham?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when you book.
Are you insured?
We’re covered by professional indemnity and public liability insurance.
Will I get photos?
Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys, across London and South East England.
