Flat roof survey in Milton: what you get
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’re worried about splits and cracks in the covering and water getting in at rooflights, we can find out what’s behind it.
Older buildings in small places like Milton may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Questions from Milton
Is my home in Milton listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you carry out roof surveys in Milton?
Yes, Milton is within the area we cover. We work right across London and the South East. You can call 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.
What happens next?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.
How much is a survey?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

What affects the cost of flat roof surveys
We confirm the price for your survey before booking. These are the things that affect it:
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether you choose the Basic, Standard or Premium Survey
- How big the roof is
- The type of building, from a house to a block or an office
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
Getting in touch
Before you get in touch, it helps to have:
- Any deadline, such as an exchange date
- What made you get in touch
- The address and postcode of the property
- How the loft is reached, if there is one

Flat roof surveys around Milton
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. The wider area around Milton has a long history of building, with Clifton Hampden Manor about 4.3 miles north-east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
For site and facilities teams at buildings such as Sutton Courtenay Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Appleford station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Roof by roof
Single-ply membranes
Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.
What this survey can’t tell you
Some things can’t be seen without opening up the roof, and that sets some limits:
- Fragile surfaces, which we don’t walk on
- An exact number of years the roof has left
- What’s under the membrane without opening it up
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.
Roof types and parts we check
- EPDM rubber
- Upstands and outlets
- Felt flat roofs
- Mastic asphalt
- Single-ply membranes
- GRP fibreglass
What we do, step by step
The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Milton can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before the survey
- Check we can get to the back of the property
- If you are buying, let the agent know when we are coming
- Gather any invoices or paperwork from past roof work

Advice
Common roof problems in Milton
Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.
A survey can pick up problems such as:
- Raised blisters across the surface
- Outlets choked with leaves and silt
- Edge trims that have lifted or split
- Splits, cracks and crazing
The streets around a church such as Church of St Blaise are frequently among the oldest in a place, and if you own one of the older houses nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
