Flat roof survey in Clifton Hampden

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. Common reasons to book are pools of water lying on the roof and dips that suggest the deck is deflecting, on GRP fibreglass, mastic asphalt and felt flat roofs.

In a small place like Clifton Hampden, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

The survey, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. In a small place like Clifton Hampden, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • Leave side gates unlocked

Why act early in Clifton Hampden

Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Outbuildings and barns around Clifton Hampden are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Clifton Hampden: your questions answered

Does a conservation area affect roof work in Clifton Hampden?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Clifton Hampden?

Yes. Clifton Hampden is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can you survey any kind of flat roof?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.

Will you photograph what you find?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Will you walk on the flat roof?

It depends on what’s safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What happens next?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Signs you need a flat roof survey in Clifton Hampden

Ponding keeps the covering wet and wears it faster. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Problems we come across frequently include:

  • Dips that suggest the deck is deflecting
  • Standing water left after rain
  • Failed upstands where the roof meets a wall
  • Edge trims that have lifted or split

Landlords with a home close to Culham station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What to check before booking

  • What the survey won’t cover
  • Whether the loft space is looked at, where there is one
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Look for standing water a day after rain
  • Keep records of when the roof was laid and what work has been done
  • Plan a survey before the covering reaches the end of its usual life
  • Limit foot traffic on the covering

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photo of each defect, so anyone reading it can see what we saw.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it as you book and we will plan the survey around it.

Flat roof surveys in Clifton Hampden: local notes

The wider area around Clifton Hampden has a long history of building, with Clifton Hampden Manor about 0.1 miles east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take a building like Clifton Hampden Church of England Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own one of the older houses in the streets near Church of St Michael and All Angels, flat-roofed rear additions and dormers added over the years are worth checking.

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
