How a chimney survey works in Caldecott

A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. Common reasons to book are redundant stacks capped without ventilation and flashings pulling away from the stack, on lead flashings, flaunching and chimney pots and cowls.

In a smaller place like Caldecott, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works

The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes between one and two hours for most houses, though large, tall or awkward roofs take more time. With a bit of garden around a house, as there often is around Caldecott, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Dig out any old roof reports or invoices
  • Leave a clear route to the loft

Prices for chimney surveys in Caldecott

A few things affect what a survey costs:

  • Height and safe access
  • Extra roofs, like extensions, dormers or garages
  • Whether it’s a home or a commercial building
  • The package you choose: Basic, Standard or Premium

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

Helping us price your survey

You do not need to know any roofing terms. It is enough to tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Your timetable, such as an exchange date
  • Your postcode, so we can check access and travel
  • Any stains, drips or damp patches you’ve seen indoors

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or use the contact form to find out.

Signs you need a chimney survey in Caldecott

A stack takes the weather from every direction. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. Most people book after spotting damp or a loose pot, or before buying.

It’s worth booking a survey if you’ve seen:

  • Flaunching that has broken away
  • Loose, cracked or missing pots
  • Eroded joints in the brickwork
  • Damp patches on chimney breasts

Living close to Albert Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

What to check before booking

  • Whether the price includes VAT
  • Whether the inside of the roof is included
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Which limits apply to the survey

What to expect from a roof survey

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Chimney surveys around Caldecott

Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 3.5 miles east lies Clifton Hampden Manor, a reminder of how long the area around Caldecott has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Anyone responsible for a site like Thameside Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Culham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Your questions about chimney surveys in Caldecott

Is Caldecott within the area you cover?

Yes, Caldecott is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Caldecott is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What do you check on a chimney?

The whole stack, as far as it can safely be seen: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Do you survey on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

How can you see the top of the stack?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the roof space. Our Premium Survey includes a drone inspection where it applies. If part of a stack cannot be seen, the report says so.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Hidden sides of a shared stack
  • Conditions inside walls
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before booking. The full list of what we check.

What this survey covers

  • Shared and party-wall stacks
  • Lead flashings
  • Chimney breasts
  • Brick chimney stacks
  • Chimney pots and cowls
  • Flaunching

Leave it or get it looked at?

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose, and the work grows. On a bungalow or cottage around Caldecott, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
