How new roof snagging works in Ambrosden

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the new roof and around it. The findings go into a written report with photos that you can pass to your roofer. We’re independent of the roofer who did the job. If you’re worried about underlay not dressed into the gutter and tiles or slates sitting out of line, we can find out what’s behind it, on ridges and verges, flashings and valleys and loft conversions and dormers alike.

Houses in smaller places like Ambrosden can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you are buying or signing off new work, those edges deserve a careful look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

New roof snagging in Ambrosden: local notes

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. With Boarstall Tower about 3.5 miles south, Ambrosden sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For landlords with property near Bicester Village station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Do you need new roof snagging in Ambrosden?

Flashings are a common source of snags. Loose or badly fitted flashings can let water in at the first heavy rain.

A survey can pick up problems like:

  • Signs of condensation in the loft space
  • Cracked lower roofs or marked walls after the work
  • Flashings not properly dressed or fixed
  • Underlay not dressed into the gutter

Take an older house close to Church of St Mary the Virgin: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Choosing a roof surveyor

  • What they will not be able to tell you
  • Whether the price includes VAT
  • What follow-up you get after the report
  • Their drone registration, if they fly one

What to expect from a roof survey

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • The height of the building and how the roof can safely be seen
  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium

Every price we give includes VAT, and the report is not charged as an extra. New roof snagging starts from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

Getting the details right at the start saves time. It’s useful to include:

  • What kind of property and roof it is
  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or use the contact form.

FAQs for Ambrosden

Is my home in Ambrosden listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Ambrosden?

Yes. Ambrosden is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.

Will you walk on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Will you fly a drone over my roof?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How long does new roof snagging take?

It usually takes about 1–2 hours for a house; commercial roofs usually need 3–4 hours. We’ll give you an idea when you book.

What does a new roof inspection cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just phone 07833 053749 or email us for a price.

The survey, step by step

The aim of the visit is simple: to look at the new roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes an hour or two at most homes, with bigger or more complicated roofs taking longer. With a bit of garden around a house, as there frequently is around Ambrosden, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. You tell us what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a report with photographs.

Before the survey

Flashings

Loose or badly dressed flashings are a common snag. We photograph any we find.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. Cracked or uneven tiles are recorded where we can see them.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
