Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Watch for gutters overflowing in rain
  • Walk round the house to look for knock-on damage
  • Keep warranty papers safe
  • Look for new stains after a downpour

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That’s worth bearing in mind if a payment date is close.

Keep the final payment until the roof has been checked if your contract allows it. It gives the roofer a reason to finish everything.

New roof snagging in Cumnor: what you get

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them and look in the loft space for condensation. What we see goes in the report. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. We record what we see. We survey loft conversions and dormers, ridges and verges and new flat roofs, and the problems we’re asked to look at most are verge tiles or slates not secured and gaps at new flashings.

For a small place like Cumnor, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

Where we can’t see part of the new roof, the report says so. That way, it is clear what was covered and what wasn’t.

The survey, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Somewhere as small as Cumnor, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you let us know what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the roof space, where there’s safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Before the survey

  • Mention any parking restrictions on your street
  • Keep pets inside or away from the areas we are looking at
  • If you are buying, let the agent know when we’re coming

Arrange a survey

Most bookings start with a short call: call 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.

  • Photos of the roof, taken safely from the ground or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • Access details, such as a loft hatch or a shared roof

If you are buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.

What we are asked to look at in Cumnor

Flashings at walls and chimneys often need attention. If they’re poorly dressed or fixed, water can get in at the first heavy rain.

Signs worth acting on include:

  • Cracked mortar at the ridge or hips
  • Tiles or slates sitting out of line
  • Cracked lower roofs or marked walls after the work
  • Underlay at the eaves left exposed

Landlords with a home close to Oxford station may find that a written report helps before buying a rental or paying for a new roof on one.

Questions to ask before booking

  • How long they’ve been surveying roofs
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What exactly goes into their report
  • Do they have a CAA Flyer ID and Operator ID for drone work?

New roof snagging in Cumnor: local notes

Historic houses like Appleton Manor, about 1.9 miles south-west, show how far back building in the area around Cumnor goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Take an older house close to Church of St Michael: the roof may have had decades of patch repairs, and the survey shows where they are.

Is Cumnor within the area you cover?

Yes, Cumnor is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Does the weather affect the survey?

Light rain doesn’t usually stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

Is this an asbestos survey?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

Why get it checked now?

Specific, photographed snags are easier to discuss than a vague worry. It keeps the focus on what can be seen. For older village homes like those around Cumnor, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Every price we give includes VAT, and the report isn’t charged as an extra. New roof snagging starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
