What new roof snagging looks like in North Oxford
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. With Holywell Manor about 1.5 miles south-east, North Oxford sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church such as Church of St Michael and All Angels are often among the oldest in a place, and if you own one of the older houses nearby, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Oxford station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

New roof snagging for homes and businesses in North Oxford
Replacing a roof costs a lot, so it’s worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the new roof and around it. The findings go into a written report with photos that you can pass to your roofer. We’re independent of the roofer who did the job. Common reasons to book are verge tiles or slates not secured and cracked mortar at the ridge or hips, across flashings and valleys, ridges and verges and new-build homes.
Bungalows, chalet bungalows and older cottages are common in smaller places like North Oxford, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around North Oxford. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Common questions in North Oxford
Do you cover smaller places like North Oxford?
Yes, North Oxford is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
How do I find out if my home in North Oxford is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Does the weather affect the survey?
Light rain does not typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Do you get involved if the roofer disagrees with the report?
No. We report on what we see. Any dispute is between you and your roofer or builder and our report gives you an independent record.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Can you see the fixings under the tiles?
No. We inspect what can be seen without opening up the roof so hidden fixings aren’t visible to us. We note what couldn’t be seen.
Why get it checked now?
A minor snag left alone can turn into a leak. A slipped verge tile or a loose flashing may let water through during the first winter. Spotting them early gives the roofer a chance to put them right. Homes in smaller places like North Oxford can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

How it works
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about 1–2 hours for most homes, depending on how much new work there is to check. In a smaller place like North Oxford, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- You let us know what work was done and when.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are looked at.
- We check the loft where safe and look for debris or damage.
- Snags are listed in a written report with photos.
Before the survey
- Make sure pets are kept safely away
- Let us know about parking near the property
- Make a note of anything you’d like us to look at

Useful tips for North Oxford property owners
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Look for new stains after a downpour
- Check that gutters weren’t left full of offcuts
- Tell your roofer the work will be inspected
- Send the snagging report to your roofer
Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation and Premium an in-person consultation.
Note the end date of any defects or warranty period. Arrange an inspection in good time so there’s time to raise anything.
Different roofs, different checks
Valleys
Lead or other valley linings should be laid and lapped neatly as far as safe access allows.
Underlay and ventilation
At the eaves, the underlay should run into the gutter so water drains away. We check it where it is visible.
Honest limits
It is useful to know what a survey will not do before you book:
- Legal advice on your contract
- Fixings and underlay hidden under the coverings
- Estimates of what fixes will cost
If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey. What our survey covers.
