New roof snagging for homes and businesses in Walton Manor
We report on what we see with photos and plain descriptions. If there is a disagreement about the work, it’s between you and your roofer or builder. Our report gives you an independent record to refer to. We do not give repair cost estimates or decide who is at fault, but it does set out clearly what we found. We survey new-build homes, ridges and verges and flashings and valleys, and common reasons people get in touch are missing or blocked roof ventilation and gutters blocked by building debris.
Around Walton Manor, you will mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Walton Manor questions
Is Walton Manor within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Does a conservation area affect roof work in Walton Manor?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
What if it rains on the day?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.
What does a new roof inspection cost?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just ring 07833 053749 or send us an email for a price.
What we look for on each type of roof
Underlay and ventilation
At the eaves, the underlay should run into the gutter so water drains away. We check it where it can be seen.
Slate roofs
Cracked slates are sometimes left in place. We record any we can see.
How it works
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for a typical new house roof, longer where the roof is large or complicated. With a bit of garden around a house, as there often is around Walton Manor, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

Advice
Landlords, agents and block managers in Walton Manor
Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.
We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the new roof, with photographs, useful for planning maintenance.
Leave it or get it looked at?
Specific, photographed snags are easier to discuss than a vague worry. It keeps the focus on what can be seen. Around Walton Manor, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for your survey before booking.

What new roof snagging looks like in Walton Manor
Holywell Manor, about 1 mile south-east, is one of the historic houses in the wider area around Walton Manor. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
