Landlord and commercial surveys in North Oxford
Freeholders and residents’ companies use a roof report to plan and budget.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.
About our flat roof survey in North Oxford
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. Common reasons to book are gaps at upstands and abutments and splits and cracks in the covering, across felt flat roofs, upstands and outlets and single-ply membranes.
In smaller places like North Oxford, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let plenty of water into the room below. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

Common questions in North Oxford
How do I find out if my home in North Oxford is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is North Oxford within the area you cover?
Yes, North Oxford is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
What’s in the survey report?
Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Can you test old roof sheets for asbestos?
Asbestos testing isn’t part of our survey. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.
How do you inspect a flat roof?
Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We do not walk on fragile rooflights or sheeting.
How much is a survey?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
What we do, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a survey in North Oxford, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- For flats, check roof access has been agreed
- Make sure we can get to the back of the property
- Keep pets inside or away from the areas we are looking at
Book a survey
If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

Checking the roof from ground level
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
How we price flat roof surveys
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Height and safe access
- Basic, Standard or Premium
- If the survey needs thermal imaging or a drone
- The shape of the roof and its details
Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.
Helping us price your survey
Here’s what helps us most when you get in touch:
- Any stains, drips or damp patches you’ve seen indoors
- Anything about access we should know
- Pictures of the roof from a safe spot, if you have them
- The type of building and roof, like pitched or flat
We survey roofs on weekdays and at weekends. To find a date that works for you, phone 07833 053749 or drop us an email.
How the survey changes by roof type
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.
Local flat roofs in North Oxford
Within a mile and a half or so of North Oxford there are several hotels. If you look after one, a leak through a flat roof can put a room out of use. Historic houses such as Holywell Manor, about 1.5 miles south-east, show how far back building in the area around North Oxford goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
Landlords with a home close to Oxford station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Oxford Academy: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you run a business near Clarendon Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.

What this survey can’t tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- Whether old sheeting or boards contain asbestos
- Hidden layers beneath the covering
If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and doesn’t.
