Flat roof survey in Summertown

Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. Common reasons to book are splits, cracks and crazing and raised blisters across the surface, on upstands and outlets, EPDM rubber and felt flat roofs.

In a smaller place like Summertown, some flat roofs sit in the open, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Questions from Summertown

How do I find out if my home in Summertown is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Summertown within the area you cover?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you give a life expectancy for the roof?

We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

What does a roof survey cost?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Do you need to get into the loft?

Usually, if there is one and it can be reached safely. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

What does the report include?

A written report with photos, covering the condition of the flat roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. Most surveys take roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. Some parts of a survey depend on the weather, so a visit to Summertown is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can safely be seen.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • Check pets are kept safely away
  • Unlock side gates and any roof access doors
  • Mention any parking restrictions on your street

Advice

When to book a survey in Summertown

The details are frequently where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re often the first things to fail.

Most people get in touch when they’ve noticed something like this:

  • Outlets that hold water back
  • Edge trims that have lifted or split
  • Blistering in felt or asphalt
  • Failed upstands where the roof meets a wall

If you run a business near Clarendon Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.

Useful tips for Summertown property owners

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:

  • Look for standing water a day after rain
  • File the paperwork for the roof and any repairs
  • Book a survey every few years
  • Check that new brackets or units haven’t damaged the covering

Once we have been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys typically lasts longer.

Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.

What we look for on each type of roof

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it’s cracking and how far it seems to extend.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • Structural calculations, which need a structural engineer
  • The condition of the deck or insulation hidden under the covering
  • Whether old sheeting or boards contain asbestos

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey before you book. What a survey covers and doesn’t.
