When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • What’s under the membrane without opening it up
  • Parts of the roof that are not safe to walk on or view
  • Testing older roof sheets for asbestos

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.

About our flat roof survey in Cutteslowe

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. Typical surveys look at edge trims that have lifted or split and pools of water lying on the roof, on felt flat roofs, EPDM rubber and upstands and outlets.

Around a smaller place like Cutteslowe, flat roofs normally cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How it works

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Some parts of a survey depend on the weather, so a visit to Cutteslowe is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Getting ready for the survey

  • Leave a clear route to the loft
  • Unlock side gates and any roof access doors
  • Mention any parking restrictions on your street

Related advice

Cutteslowe: your questions answered

Is Cutteslowe within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Is my home in Cutteslowe listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.

Will the survey show why my flat roof is leaking?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof typically takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

What a survey costs

Our packages start from £150, with VAT included. The price for your roof depends on:

  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can safely be seen
  • Which survey package you book

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What to tell us when you contact us

To price your survey accurately, we’ll ask about:

  • Access details, such as a loft hatch or a shared roof
  • Photos of the roof, taken safely from ground level or a window
  • What made you get in touch
  • Where any leaks, stains or damp patches show inside

Getting a price is simple: just call 07833 053749 or email us and give us a few details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Different roofs, different checks

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Flat roofs in Cutteslowe

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Holywell Manor, about 2.5 miles south, is one of the historic houses in the wider area around Cutteslowe. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you look after a building such as Cutteslowe Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you let a flat or house near Oxford Parkway station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. The streets around a church such as Roman Catholic Church of St Gregory and St Augustine are frequently among the oldest in a place, and if your house is among the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Before and after the survey

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check from a window for ponding after heavy rain
  • Make sure new fixings through the roof are properly sealed
  • Ask contractors to protect the roof if they work on it
  • Book a survey every few years

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys typically lasts longer.
