- Leaks that are hard to trace
- Damp that repairs haven’t cured
Thermal roof survey in Cutteslowe
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there is safe access. Typical surveys look at damp around chimneys and parapets and damp that repairs haven’t cured, on loft conversions, insulated roof spaces and ceilings below the roof.
Older cottages and houses around Cutteslowe may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Anything that looks like moisture is checked with a meter. Calm, dry weather suits both methods, so the date is set with the forecast in mind.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Drones, thermal imaging and Cutteslowe roofs
Cutteslowe has a number of hotels within about a mile and a half, and like offices and blocks, hotels frequently sit under flat roofs. For hotels and other commercial buildings, large roofs are where photos from the air and thermal images show the most at once. With Holywell Manor about 2.5 miles south, Cutteslowe sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Take a building like Cutteslowe Primary School: a drone or thermal camera can show a large roof in a single visit. A roof leak in a hotel or guest house around Cutteslowe means lost rooms as well as repairs. The streets around a church such as Roman Catholic Church of St Gregory and St Augustine are frequently among the oldest in a place, and if you own one of the older houses nearby, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.
Cutteslowe is about 3 miles north-west of Oxford, in Oxfordshire. Bookings from Cutteslowe are handled just like any other: a call or an email, a price, then a date. Cutteslowe is one of the towns and villages in Oxfordshire we cover.

What we do, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It usually takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. Parking around Cutteslowe is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.
- We start with the roof, its history and any signs of damp or heat loss.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- Have keys ready for side gates, garages or roof access doors
- Have any paperwork from past roof work to hand

Practical tips
These tips come from what we see on roofs every week:
- Keep a record of when stains appear
- Ask us about the forecast if rain is expected
- Leave the roof to people with safe access
- Clear a path to the loft hatch before we arrive
Once we’ve been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, with our recommendations. With a Premium Survey, you get the report the same day.
Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.
How the survey changes by roof type
GRP fibreglass roofs
GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.
Single-ply and EPDM roofs
Because these membranes are thin, patterns from below often show. Shiny surfaces can reflect heat, so we take care reading the images.

Cutteslowe questions
Do you cover smaller places like Cutteslowe?
Yes, Cutteslowe is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How do I find out if my home in Cutteslowe is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will you go up on the roof?
Only if it’s safe. We inspect what can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.
Can a thermal survey trace a roof leak?
It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It’s used alongside a close inspection and moisture readings, as the camera alone cannot prove a leak.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
Can you check my loft insulation with a thermal camera?
It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it’s colder outside. We look from the loft as well, where there is safe access.
How soon will I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.
Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- An energy rating for the building
- Whether the deck or roof structure is strong enough
- What’s inside walls or under coverings, without opening up
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.
What we check
- Ceilings below the roof
- Loft conversions
- Commercial roofs
- Pitched roof slopes
- Insulated roof spaces
- Flat roofs
What happens if roof problems are left?
Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. In a smaller place like Cutteslowe, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
