How a thermal roof survey works in Godstow
A thermal camera can help when the cause of damp is not obvious. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. Common reasons to book are possible trapped moisture under a flat roof covering and moisture around outlets and upstands, on ceilings below the roof, commercial roofs and insulated roof spaces.
Some older homes in villages like Godstow are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What a thermal roof survey looks like in Godstow
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
Take an older house close to Church of All Saints: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. With Holywell Manor about 2.7 miles south-east, the area around Godstow has a long history. Photos from the air and thermal images let an old roof be checked without anyone disturbing it. Take a building like Wolvercote Primary School: a drone or thermal camera can show a large roof in a single visit.

Why it’s worth a survey now in Godstow
A poorly insulated roof loses heat year after year. Thermal images can show where insulation is missing or has slipped, so improvements can go where they’re needed. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

The survey, step by step
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Godstow can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You tell us about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
Before the survey
- Unlock side gates and any roof access doors
- Note where any stains or damp appear
- Buyers: confirm access with the estate agent or seller
Booking a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.
Advice
Should I look at the roof myself first?
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Godstow questions
Does a conservation area affect roof work in Godstow?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is Godstow in the area you cover?
Yes, Godstow is within the area we cover. We work right across London and South East England. Just phone 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.
Will thermal imaging find my leak?
It often helps show where to look. Patterns can suggest where trapped water has spread. It is used alongside a close inspection and moisture readings, as the camera alone cannot prove a leak.
Can you use a thermal camera on a sloping roof?
It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there’s safe access.
What does the report include?
A written report with photographs, covering the condition of the roof, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Will the camera show exactly where the water is?
Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.
Will the survey show heat loss through my roof?
It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it is warm inside and cold outside. Where we can reach the loft safely, we check there too.
What we look for on each type of roof
GRP fibreglass roofs
Water under a GRP roof can reach the timber deck. Thermal imaging can suggest where that may be happening.
Pitched slate and tile roofs
Inside the roof space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.
