Roof survey in Godstow

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey chimney stacks, natural slate and the roof space, and people most often book us about slipped, cracked or missing slates and tiles and loose chimney pots.

In a village or hamlet like Godstow, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

After the visit, you get a report with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Find records of any re-roofing or repairs
  • Hold on to the report for future surveys
  • Take photos of any leaks as they happen
  • Watch for slipped slates after bad weather

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether it is a home or a commercial building
  • Any need for thermal images or a drone flight
  • The roof’s overall size

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Any deadline, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode
  • How the loft is reached, if there is one

Most bookings start with a short call: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

What we do, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like Godstow, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Leave a clear route to the loft
  • For a flat or shared roof, check access with the building owner or managing agent
  • Make sure pets are kept safely away

Arrange a survey

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To get started, ring 07833 053749 or send us an email.

Advice

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • A structural engineer’s report
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Walls, floors and services below the roof

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

What we look at

  • Ridges, hips and valleys
  • Flat roofs
  • Clay and concrete tiles
  • Lead flashings
  • Chimney stacks
  • Natural slate
  • The roof space

When to book a survey in Godstow

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Here are some of the things we see often:

  • Cracked or blistered flat roof coverings
  • Cracked mortar along the ridge
  • Worn lead at chimneys and abutments
  • Leaning or weathered chimney stacks

Anyone responsible for a site like Wolvercote Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • What exactly goes into their report
  • How much experience they have with roofs like yours
  • What follow-up you get after the report

What’s in a roof survey

Local roofs in Godstow

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. With Holywell Manor about 2.7 miles south-east, Godstow sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If yours is one of the older homes in the streets near Church of All Saints, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Oxford Parkway station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Godstow is about 3 miles south of Kidlington, in Oxfordshire. Godstow gets the same service as everywhere else we work: a close look at everything that’s safely in view, photographs and a clear written report. Our area takes in places right across Oxfordshire, from the larger towns to small villages.

Roof surveys in OX2 work the same way as everywhere else we cover. Nearby, we also carry out roof surveys in Wolvercote (1 mile north-east), Binsey (1 mile south), Sunnymead (1 mile east), Summertown (1 mile east) and North Oxford (1 mile east). Your questions about roof surveys in Godstow

Is my home in Godstow listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Godstow?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.
