Cutteslowe Drone Roof Survey
An experienced roof surveyor for drone roof surveys in Cutteslowe. More than 20 years and over 5,000 surveys.
- Cracked flaunching or loose chimney pots
- Cracked mortar along the ridge
- Standing water on a flat roof
How the survey changes by roof type
Flat roofs on tall buildings
Flat roofs on tall buildings are often seen by nobody. A drone shows ponding, splits, blisters and worn upstands.
Large commercial roofs
Many commercial roofs have fragile sheets or roof lights. A drone keeps everyone off them.
Drone roof survey in Cutteslowe
A drone shows the outside of a roof very well, but it can’t see inside. We check the loft from inside where it’s safe, since that is where leaks and condensation often show first. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. If there’s no safe loft access, the report says so. If you’ve noticed tired mortar and pots at the top of a stack and vegetation in valleys and gutters, a survey will tell you what’s going on, on tall and steep roofs, fragile roofs and flat roofs on upper floors alike.
Around Cutteslowe, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

The survey, step by step
We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes an hour or two for most houses, or half a day or so for a commercial building. With a bit of garden around a house, as there often is around Cutteslowe, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.
- We start with the address and what you’d like checked.
- We check the airspace and seek any permission needed.
- On the day, we check the wind, weather and site before flying.
- We fly the sub-250g drone close to the roof and photograph each area.
- The findings, photos and recommendations reach you by email.
Before we arrive
- Leave a clear route to the loft
- If it isn’t your property yet, arrange access through the agent
- Unlock side gates and any roof access doors

Letting agents and landlords in Cutteslowe book surveys as well as householders. A photo-illustrated written report gives you a clear record of the roof, useful for planning maintenance.
Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Allow time for permission if you are in a flight restriction zone
- Let us know what you want to see
- Keep a clear space in the garden or drive for take-off
- Tell us the exact address when you book
The report gives any roofer you ask to quote a clear brief. The photos show the location and extent of every problem, so their quotes cover the same ground.
Keep the roof space ventilated. Poor airflow lets condensation build up. Make sure insulation doesn’t block the airflow.
Why it is worth a survey now in Cutteslowe
Photographing a roof from the air doesn’t touch it. Nothing is cracked or dislodged by footsteps, so you see the roof exactly as it is. With lower homes, common in places like Cutteslowe, there is little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Checking the roof from the ground
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Drone roof surveys around Cutteslowe
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.
For site and facilities teams at buildings such as Cutteslowe Primary School, thermal images can show where wet insulation sits under a big flat roof. If yours is one of the older homes in the streets near Roman Catholic Church of St Gregory and St Augustine, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a shop, office or commercial unit, for example near Clarendon Shopping Centre, big, flat commercial roofs are where aerial photos and thermal images help most.

FAQs for Cutteslowe
Is my home in Cutteslowe listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Are there drone restrictions around Cutteslowe?
That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or a downpour.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Will you photograph what you find?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
How many surveys have you done?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Is it a structural engineer’s report?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
What do I do with the report?
The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
