Flat roof survey in Sunnymead

Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. If you’ve noticed a sagging deck under the covering and failed upstands where the roof meets a wall, we can find out what’s behind it, on GRP fibreglass, single-ply membranes and mastic asphalt alike.

In smaller places like Sunnymead, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let a good many water into the room below. What it’s covered in, and how well it was laid, decides what it needs. From an upstairs window, look for standing water, splits and edges coming away.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What affects the price in Sunnymead

All our prices include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages
  • Building height and the viewpoints available
  • The package you choose: Basic, Standard or Premium

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

There is no need for technical words. Just let us know:

  • The reason for the survey, such as buying, a leak or storm damage
  • When you need the report by
  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or drop us an email.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

When to book a survey in Sunnymead

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

Common reasons to book include:

  • Dips that suggest the deck is deflecting
  • Blocked or damaged outlets
  • Leaks around rooflights
  • Ponding water that doesn’t drain away

For hotels and guest houses around Sunnymead, a roof problem found early is far less disruptive than one found by a guest, so it is worth knowing the roof’s condition.

Tips that help

Over many surveys, some simple habits stand out:

  • Check new fixings through the roof are properly sealed
  • Limit foot traffic on the covering
  • Note any new marks on ceilings beneath the roof
  • Keep outlets clear of leaves and moss

If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Sunnymead: your questions answered

Is my home in Sunnymead listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Sunnymead?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What happens after the survey?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Can you tell me how long my flat roof will last?

There’s no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

What we do, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take an hour or two for a small flat roof at home, and longer for a large commercial one. A visit to a smaller place like Sunnymead is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Let us know about parking near the property
  • Leave side gates unlocked

Advice

Different roofs, different checks

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.

Flat roofs in Sunnymead

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses such as Holywell Manor, about 2.1 miles south, show how far back building in the area around Sunnymead goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Oxford Parkway station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Shop and office owners around Clarendon Shopping Centre may find that a flat roof over a business is out of sight and out of mind until it leaks.
