How a roof leak investigation works in Summertown
Our roof leak investigations cover Summertown and the wider South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a written report with photos and recommendations. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, then ring 07833 053749 or use the contact form. Typical surveys look at drips in the loft during heavy rain and a leak that comes and goes with the weather, across valleys and parapet gutters, rooflights and dormers and flat roof details.
In a smaller place like Summertown, some roofs face open ground, where driving rain gets into any gap at a ridge, verge or flashing. If a leak shows only when the wind is in a certain direction, that’s a useful clue. Tell us when it happens when you get in touch. The gutters on the most exposed side can overflow too.
Nothing in the report is left vague: where something needs attention, it says so plainly.

The survey, step by step
The visit has one job: to see as much of the leaking roof as can safely be seen and record it clearly. Notes and photos go into the written report. The visit normally takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a smaller place like Summertown, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- We help you choose the package that suits the leak.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- The report explains the likely entry point and what needs attention.
Before the survey
- Unlock side gates and any roof access doors
- Note where any stains or damp appear
- Move anything stored under the loft hatch

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book.
FAQs for Summertown
Will you come out to Summertown?
Yes, Summertown is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Is my home in Summertown listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What does the report include?
A written report with photos, covering the condition of the leaking roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
Does someone need to be in?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Do you look in the loft space?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.
Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- Move stored items away from the hatch
- Tell us about any past repairs to the roof
- Mention any plumbing above the damp area
- Do not touch fittings that water is reaching
Keep the report after the work is done. If water appears again, it shows what was found before, which makes the next step quicker.
Keep gutters, valleys and outlets clear, especially in autumn. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.
Roof leak investigations in Summertown: local notes
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. With Holywell Manor about 1.7 miles south-east, Summertown sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Oxford station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For an older house near a landmark such as Church of St Michael and All Angels, lead flashings, valleys and old chimneys are typical places for water to get in. If you look after a shop, office or commercial unit, for example near Clarendon Shopping Centre, finding where water is getting in quickly keeps disruption down.

What we need to know
A little information up front helps. Please include:

- The property’s address and postcode
- Pictures from the garden or a window, if you have them
- The kind of building and roof involved
If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, call 07833 053749 or drop us an email.

Flat roof upstands and outlets
Each flat roof relies on its outlets to drain. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are looked at.
Chimney stacks
We check the outside of the stack and the breast inside, and it is not a flue or gas safety check.
