Roof leak investigation in Park Town: what you get

The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. It gives any roofer a clear brief. We find and report the source, while the repair is a separate matter. We survey valleys and parapet gutters, rooflights and dormers and lead flashings, and people most often book us about water that shows only in certain storms and staining around the chimney inside.

Chimney stacks on older houses around places like Park Town can let water in, through worn flaunching, failed pointing or lifted flashings. Damp on a chimney breast isn’t always rain from above, which is why it is worth tracing properly. It’s worth looking at the stack from outside and at the timbers beside it in the loft.

What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later.

What we do, step by step

The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. A visit to Park Town is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • For flats, check roof access has been agreed
  • Gather any invoices or paperwork from past roof work

What a roof leak investigation looks like in Park Town

Historic houses such as Holywell Manor, about 0.9 miles south-east, show how far back building in the area around Park Town goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in.

If you live near a park such as Oxford University Parks, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you look after a shop, office or commercial unit, for instance near Clarendon Shopping Centre, a leak can close part of a shop or office, so finding the cause quickly matters.

Your questions about roof leak investigations in Park Town

Will you come out to Park Town?

Yes. Park Town is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Park Town is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

How do I book a survey in Park Town?

Just call 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What does a roof survey cost?

Roof leak investigation starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Do you need a roof leak investigation in Park Town?

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it.

Look out for signs like these:

  • Drips in the loft during heavy rain
  • Staining around the chimney inside
  • Damp walls below an overflowing gutter
  • Water that shows only in certain storms

Landlords with a home close to Oxford station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Choosing a roof surveyor

  • How soon the report will arrive
  • What the report includes, and whether it has photographs
  • Is VAT included in the price?
  • What happens after the report arrives

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

What this survey cannot tell you

It is a careful look at the leaking roof, not the whole story. The main limits are:

  • Faults hidden behind ceilings or boarding
  • Putting the leak right
  • Whether rotten timbers meet design loads

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What we check

  • Slate and tile slopes
  • Flat roof details
  • Valleys and parapet gutters
  • Chimney stacks
  • Rooflights and dormers
  • Lead flashings
  • The roof space

What we look for on each type of roof

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. When their outlets block, water rises over the lining and runs indoors.

Chimney stacks

Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check.
