Norham Manor: your questions answered
How do I find out if my home in Norham Manor is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will you come out to Norham Manor?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
How long will you be at the property?
Time on site depends on the roof; most visits take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.
Will this cover the whole house?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.
What types of flat roof do you survey?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it’s holding up.
About our flat roof survey in Norham Manor
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. We’re often asked to look into upstands pulling away from walls and signs of deflection in the roof deck, across mastic asphalt, EPDM rubber and upstands and outlets.
Around a smaller place like Norham Manor, flat roofs normally cover extensions, garages and dormers. Even a small flat roof can let lots of water into the room below. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How it works
After the inspection, everything we found is written up in a report with photographs. On timing, it usually takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Homes around Norham Manor frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before the survey
- Have any paperwork from past roof work to hand
- Buyers: confirm access with the estate agent or seller
- Make sure the loft hatch can be reached

What we are asked to look at in Norham Manor
Buyers frequently book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photographs.
Typical things we are asked to look at include:
- Blisters and bubbles in the covering
- Water getting in at rooflights
- Splits and cracks in the covering
- A sagging deck under the covering
A roof leak in a hotel or guest house around Norham Manor means lost rooms as well as repairs.
Choosing a roof surveyor
- What the survey will not cover
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether they hold professional indemnity and public liability insurance
- What the report includes, and whether it has photographs

Tips that help
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:
- Make sure new fixings through the roof are properly sealed
- Check the outlets after the leaves fall
- Limit foot traffic on the covering
- Note any new marks on ceilings beneath the roof
You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys usually lasts longer.
What this survey can’t tell you
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Parts of the roof that are not safe to walk on or view
- Whether old sheeting or boards contain asbestos
- The condition of the deck or insulation hidden under the covering
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

- EPDM rubber
- Single-ply membranes

Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
What a flat roof survey looks like in Norham Manor
There are several hotels within about a mile and a half of Norham Manor. If you look after one, a leak through a flat roof can put a room out of use. Holywell Manor, about 0.7 miles south-east, is one of the historic houses in the wider area around Norham Manor. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

What happens if roof problems are left?
Flat roofs can’t usually be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. With lower homes, common in places like Norham Manor, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
