About our electronic leak detection in North Oxford

Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use and parts may need to be lifted. We talk this through before we quote. Any details of the build-up help because they show what’s under the surface. If testing isn’t possible, we will say so. We are frequently asked to look into breaches hidden under paving or planting and leaks that return after repairs, across liquid-applied waterproofing, roof terraces and balconies and commercial flat roofs.

Around a smaller place like North Oxford, flat roofs typically cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it. Ponding, splits and lifting edges are the signs to look for from a window.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Common roof problems in North Oxford

On a flat roof, water spreads under the waterproofing. The leak may show some distance from where water gets in which makes it hard to find by looking.

Look out for signs like these:

  • Punctures from foot traffic or tools
  • Waterproofing to test before it is covered
  • Breaches around outlets and penetrations
  • Leaks that return after repairs

For site and facilities teams at buildings such as Oxford Academy, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Choosing a roof surveyor

  • Whether you get a written report with photos
  • What’s outside the scope of the survey
  • Which parts of the roof they’ll actually see
  • Are they insured for the work?

What a roof survey includes

Leave it or get it looked at?

Some flat roof leaks come from walls or details. ELD helps rule the membrane in or out so attention can go to the right place. Arranging work in a smaller place like North Oxford is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Flat and commercial roofs around North Oxford

There are several hotels within about a mile and a half of North Oxford, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Historic houses like Holywell Manor, about 1.5 miles south-east, show how far back building in the area around North Oxford goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark like Church of St Michael and All Angels, the flat roofs on later extensions tend to wear out long before the main roof. For businesses in and around places like Clarendon Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Act on new leaks promptly
  • Keep outlets clear of debris
  • Use boards when working on the roof
  • Share any drawings of the roof

File the report with your roof paperwork. It is a dated record of the membrane’s condition.

Do not leave a flat roof leak running. The longer water gets in, the more insulation and decking can be affected.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect a time that depends on the roof’s area and construction, and we’ll give you a guide when quoting. In a smaller place like North Oxford, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. A report with photographs shows where each breach is.

Preparing for the visit

  • Let us know about parking near the property
  • Leave a clear route to the loft
  • Dig out any old roof reports or invoices

Advice

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Different roofs, different checks

Inverted and paved roofs

We’ll tell you if your inverted or paved roof is not suitable.

Bituminous membranes

Bituminous felt and modified bitumen membranes are common. The build-up decides which method will work.

North Oxford questions

Is my home in North Oxford listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you look at commercial flat roofs near North Oxford, such as hotels?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Do you cover North Oxford for electronic leak detection?

Yes, we do. North Oxford is part of the area we cover, and the service is the same as everywhere else we work.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will plan the survey around it.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
