Book new roof snagging in Roke

What happens on the day

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Around Roke, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. We look in the roof space, where there’s safe access, and around the property for debris or damage.
  5. We send a report with photographs of each snag.

Advice

How new roof snagging works in Roke

Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted, and for damage to other parts of the building. Each item is photographed. Debris left in gutters and valleys can block them and damage to lower roofs can let water through. Finding these early makes them easier to raise. If you’re worried about cracked lower roofs or marked walls after the work and debris left in gutters or valleys, a survey will tell you what’s going on, on replacement roofs, new flat roofs and ridges and verges alike.

In a village or hamlet like Roke, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

Questions from Roke

Do you cover Roke?

Yes. We cover the whole of London and South East England, and Roke is part of that. Just ring 07833 053749 or send us an email and let us know about the property.

Is Roke within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it as you book and we will plan the survey around it.

Will you walk on the roof?

Only if it is safe. We inspect everything that’s safely in view: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we can’t see is noted in the report.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How long does new roof snagging take?

It typically takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. We will give you an idea when you book.

Is this a RICS survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

What we look for on each type of roof

Underlay and ventilation

We look in the loft space, where there’s safe access, at the underlay and ventilation.

Ridges, hips and verges

Cracked mortar or loose ridge tiles on a new roof are worth raising. They’re recorded with photos.

Do you need new roof snagging in Roke?

Flashings are a common source of snags. Loose or badly fitted flashings can let water in sooner rather than later.

Problems we come across often include:

  • Missing or blocked roof ventilation
  • Underlay not dressed into the gutter
  • Offcuts and broken tiles left behind
  • Loose or badly finished ridge tiles

For an older house near a landmark such as Church of St Helen, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What’s outside the scope of the survey
  • Whether the loft is part of the inspection
  • Is VAT included in the price?

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • Agree snagging with your roofer at the start
  • Arrange the inspection before settling the final bill
  • Watch for drips in the roof space with care
  • Look for marks or cracks left by the work

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. That is worth bearing in mind if a payment date is close.

Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Legal advice on your contract
  • Areas out of view from every safe viewpoint
  • Estimates of what fixes will cost

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and doesn’t.

Buying a home or a new roof in Roke

Historic houses such as Brightwell Manor, about 3.4 miles south-west, show how far back building in the area around Roke goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
