Thermal roof survey in Roke

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. If you’re worried about cold spots on ceilings under the roof and heat escaping through the roof, a survey will tell you what’s going on, on loft conversions, flat roofs and commercial roofs alike.

In a village or hamlet like Roke, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

Thermal roof surveys around Roke

Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. Brightwell Manor, about 3.4 miles south-west, is one of the historic houses in the wider area around Roke. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take an older house close to Church of St Helen: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps. Anyone responsible for a site like Benson Church of England Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

Roke is about 7 miles east of Didcot, in Oxfordshire. Surveys in Roke work the same way as everywhere we cover: a proper look at whatever is safely visible, photos and a clear written report. Our area takes in places right across Oxfordshire. We also survey roofs in Oxford.

Different roofs, different checks

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.

Parapets, valleys and junctions

Water frequently gets in where roofs meet walls, parapets or valley gutters. The camera can help show damp around these junctions.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Talk to us about the weather when booking
  • Make sure the loft can be reached safely
  • Tell us where and when you’ve seen damp or stains
  • Take photos of stains as they appear, so we can compare

The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.

After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.

Roke questions

Is Roke within the area you cover?

Yes, Roke is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you fly a drone over a roof in Roke?

Normally it comes down to two things: the airspace at the address and the weather. Roke is about 2 miles from RAF Benson, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

What happens next?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Which survey includes thermal imaging?

It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

How do I book a survey in Roke?

To arrange a survey, phone 07833 053749 or send us an email and tell us the address and what you’d like to know. We will confirm the price and agree a day with you.

Can thermal imaging show missing insulation?

It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it’s colder outside. Where we can reach the loft safely, we check there too.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

All our prices include VAT. The things that change the price are:

  • The roof’s overall size

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Where water is showing inside, if it is
  • The reason for the survey, like buying, a leak or storm damage
  • Where the property is, with the postcode
  • When you need the report by

Most bookings start with a short call: call 07833 053749 or drop us an email. You will have a price before anything is arranged.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Around Roke, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

How to prepare

  • Let us know about parking before the day
  • Dig out any old roof reports or invoices
  • If you’re buying, check with the agent that we can get in
