How the survey changes by roof type

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.

How a roof leak investigation works in Roke

We investigate roof leaks in Roke and across London and South East England. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a report with photos and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, and then ring 07833 053749 or use the contact form. Common reasons to book are water that shows only in certain storms and damp on a chimney breast, on flat roof details, valleys and parapet gutters and the roof space.

Many homes in small places like Roke face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What happens on the day

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes between one and two hours, more where the leak is intermittent or the roof is large. In a hamlet or village like Roke, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • Have any questions written down, so nothing gets missed
  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets out of the way during the survey

Landlord and commercial surveys in Roke

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Any of our surveys can be booked by landlords, agents and building managers in Roke. To discuss a property or a block, call 07833 053749 or use the contact form.

Leave it or get it looked at?

Lingering damp encourages mould on ceilings and walls. It is unpleasant, and it is harder to deal with once established. Stopping the water is the first step. Where a roof is exposed, as many are in small places like Roke, driving rain gets into any weakness, and damp in older walls is slow to dry out.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Roke: your questions answered

Is Roke within the area you cover?

Yes. Roke is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is my home in Roke listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often widespread and worst on cold days. We tell you which it is most likely to be.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Roke roofs and the weather

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. The covering and its details give the first clues when tracing where water is coming from. The wider area around Roke has a long history of building, with Brightwell Manor about 3.4 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Take a building like Benson Church of England Primary School: a leak through a large roof is often found some distance from where the water shows inside.

Roke is about 7 miles east of Didcot, in Oxfordshire. We carry out roof leak investigations for homeowners, landlords and businesses in Roke and nearby. Roke is one of the places in Oxfordshire where we work. You can also see our page for Oxford.

When to book a survey in Roke

A roof valley collects the rain from two slopes. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. Leaks from valleys frequently show up some distance away inside.

We’re often asked to look at:

  • Water through the ceiling under a flat roof
  • Leaks at a dormer or roof window
  • Water dripping from rafters or underlay
  • Condensation that looks like a leak

The streets around a church such as Church of St Helen are often among the oldest in a place, and if yours is one of the older homes nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney.
