Roke: your questions answered
How do I find out if my home in Roke is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Are there drone restrictions around Roke?
That depends on where the roof is and on the weather. Roke is about 2 miles from RAF Benson, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or a downpour also stops a small drone flying.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
What if it rains on the day?
Light rain is typically fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
What’s covered in a roof inspection?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
How long does a roof survey take?
It usually takes about 1–2 hours for most homes, depending on how many separate roofs there are. Report times depend on the package.
About our roof survey in Roke
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey chimney stacks, lead flashings and the roof space, and people most often book us about leaking gutter joints and downpipes and debris building up in roof valleys.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Can I check my roof myself?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
What we do, step by step
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere as small as Roke, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
Preparing for the visit
- Have any paperwork from past roof work to hand
- Leave a clear route to the loft
- If you’re buying, check with the agent that we can get in

Advice
Tips from our surveys
Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:
- Leave roof access to professionals
- Check the roof from ground level after storms
- Have details of recent roof work to hand
- Keep the report with your property records
With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
When you need someone else
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- How the roof will behave in every kind of weather
- The condition of the rest of the building (that is a RICS home survey)
- Asbestos testing of any kind
If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and does not.

Roof surveys in Roke: local notes
With Brightwell Manor about 3.4 miles south-west, Roke sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Anyone responsible for a site like Benson Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of St Helen, old fixings, lead flashings and tall chimneys are typical of older roofs.
