Roof survey in Pyrton

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. If you’re worried about cracked or blistered flat roof coverings and cracked mortar along the ridge, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Pyrton are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Why get it checked now?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right. Older cottages and farmhouses around Pyrton can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

What a roof survey doesn’t cover

A survey is a careful look at the roof, but it can’t do everything. The main limits are:

  • How the roof will behave in every kind of weather
  • A full building survey of the property
  • Whether the roof structure meets design loads

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

How it works

On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey normally takes about one to two hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Pyrton often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • Make sure pets are kept safely away

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Leave roof access to professionals
  • Find records of any re-roofing or repairs
  • Watch for slipped slates after bad weather
  • File the report with your home documents

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

How the survey changes by roof type

Flat roof coverings

A felt roof frequently lasts around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We look at how the covering is wearing.

Natural slate

From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.

Pyrton questions

Do you cover Pyrton?

Yes. Our area covers London and South East England, and Pyrton is part of that. Just phone 07833 053749 or send us an email and tell us about the property, and we’ll talk through which survey suits.

Is Pyrton within the area you cover?

Yes, Pyrton is on our map. A small place gets exactly the same survey as a big one.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How much is a survey?

Our price is from £150, including VAT. You will know the price for your survey before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or drop us an email.

Will you check the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Can you inspect a terraced or semi-detached roof?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What you can’t do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Local roofs in Pyrton

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Adwell House, about 2.5 miles north, is one of the historic houses in the wider area around Pyrton. On a period home nearby, the survey separates sound original work from tired later repairs. The streets around a church like St Mary's Church are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Watlington Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Pyrton is about 6 miles south of Thame, in Oxfordshire. Whether the building in Pyrton is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend.
