Different roofs, different checks

Slate roofs

Broken slates left on a new roof are a common snag. We record any we can see.

Underlay and ventilation

Vents at the ridge, eaves or in the tiles help keep the loft space dry. We check for vents where they’ve been fitted.

New roof snagging in Burdrop

Ventilation matters on a new roof. Where vents have been fitted at the ridge or eaves, we check them, and check the loft space for signs of condensation. We note what we can see. Missing or blocked ventilation can lead to condensation over time, so it is worth raising early. It all goes in the report. Typical surveys look at flashings not properly dressed or fixed and gutters or fascias damaged during the job, on new-build homes, replacement roofs and new flat roofs.

Being in a small place like Burdrop makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when booking. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

What you get is a clear record of the new roof on the day we saw it. That makes it useful now and a handy reference later.

What new roof snagging doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the new coverings
  • Deciding who is at fault in a disagreement
  • Estimates of what fixes will cost

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What a survey covers and does not.

What this survey covers

  • Loft conversions and dormers
  • Ridges and verges
  • Replacement roofs
  • Flashings and valleys

Buying a home or a new roof in Burdrop

With Broughton Castle about 3.8 miles east, Burdrop sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

For an older house near a landmark such as Church of Holy Trinity, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Burdrop is about 6 miles west of Banbury, in Oxfordshire. We visit Burdrop as part of our work across Oxfordshire, for houses, flats and commercial buildings. We cover towns and villages across Oxfordshire, from the larger towns to small villages. We also survey roofs in Oxford.

We cover every part of the OX15 postcode area for new roof snagging. If you need new roof snagging at a property on Hawk's Lane and Acre Ditch or a nearby road, we can help. If you’re just outside Burdrop, we cover Sibford Gower (1 mile west), Sibford Ferris (1 mile south), Swalcliffe (1 mile east), Epwell (2 miles north) and Tadmarton (2 miles east). Larger places within reach include Banbury (6 miles east), Chipping Norton (7 miles south-west), Neithrop (5 miles east), Grimsbury (7 miles east), Ruscote (5 miles east) and Woodstock (14 miles south-east).

Common questions in Burdrop

Do you cover smaller places like Burdrop?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Is my home in Burdrop listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you check the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Can you settle a dispute with my builder?

No. We report on what we see. A disagreement about the work is between you and them and our report gives you an independent record.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do you lift tiles to check the fixings?

No. We inspect what can be seen without opening up the roof so hidden fixings are not visible to us. We note what couldn’t be seen.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What we do, step by step

Once we have finished looking, we write up our findings as a written report with photographs. On timing, most surveys take between one and two hours for most homes, depending on how much new work there is to check. Somewhere as small as Burdrop, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a report with photos.

Before the survey

  • Unlock side gates and any roof access doors
  • Show us where any leaks or stains appear
  • Check pets are kept safely away

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Agree snagging with your roofer at the start
  • Diary the defects period end date
  • Raise snags in writing with your roofer
  • Watch for gutters overflowing in rain

If anything in the report isn’t clear, ask us. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person one.

Agree the snagging inspection with your roofer before the job starts. It sets clear expectations and leaves time for snags to be fixed.
