Roof surveys in Burdrop: local notes

Broughton Castle, about 3.8 miles east, is one of the historic houses in the wider area around Burdrop. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as Church of Holy Trinity, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Roof surveys for homes and businesses in Burdrop

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. If you’ve noticed loose chimney pots and valley linings that have cracked or split, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Burdrop, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

When to book a survey in Burdrop

Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.

Typical things we are asked to look at include:

  • Water stains on rafters and ceiling joists
  • Loose chimney pots
  • Worn or blocked valleys
  • Slipped, cracked or missing slates and tiles

Anyone responsible for a site like Sibford Gower Endowed Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before you book

  • Which viewpoints they use to see the roof
  • Whether you can ask questions once you have the report
  • What’s outside the scope of the survey
  • How soon the report will arrive

What a roof survey includes

What happens on the day

After the inspection, everything we found is written up as a photo-illustrated written report, sent to you by email. As for time on site, it typically takes between one and two hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Burdrop often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • If you’re buying, check with the agent that we can get in
  • Point out any leaks or damp patches

Advice

FAQs for Burdrop

Do you carry out roof surveys in Burdrop?

We do. The survey and report are the same in Burdrop as anywhere else, and visits run on weekdays and weekends.

Is Burdrop within the area you cover?

Yes. Burdrop is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Do you go up on the roof?

Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

What does a roof survey include?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

How long does a roof survey take?

Allow about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing when you book.

How the survey changes by roof type

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded.

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • A structural engineer’s report
  • Walls, floors and services below the roof
  • Faults hidden behind ceilings or boarding

What affects the cost of roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • The type of building, from a house to a block or an office
  • Extra roofs, like extensions, dormers or garages
  • The package you choose: Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for your survey before booking.

Helping us price your survey

What helps most when you contact us:

  • What kind of property and roof it is
  • Any photos you have, taken from ground level or a window
  • Any deadline, like an exchange date
  • The reason for the survey, such as buying, a leak or storm damage

When you’re ready to go ahead, call 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
