Roof survey in Sibford Ferris: what you get

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey ridges, hips and valleys, flat roofs and lead flashings, and the problems we’re asked to look at most are lifted, split or missing lead flashings and gaps in the roof where coverings have gone.

Somewhere as small as Sibford Ferris, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

What we do, step by step

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours at a typical home, and more on a big or complicated roof. For a village or hamlet like Sibford Ferris, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Before the survey

  • Show us where any leaks or stains appear
  • If you are buying, let the agent know when we are coming
  • Dig out any old roof reports or invoices

Advice

Roof by roof

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Your questions about roof surveys in Sibford Ferris

Do you carry out roof surveys in Sibford Ferris?

We do. Every survey there gets the same written report with photographs.

Does a conservation area affect roof work in Sibford Ferris?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How long will you be at the property?

It usually takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll plan the survey around it.

Can you tell me how long my roof will last?

We don’t give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you look in the loft space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What a roof survey looks like in Sibford Ferris

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Anyone responsible for a site like Sibford School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as Church of Holy Trinity, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. With Broughton Castle about 3.8 miles east, the area around Sibford Ferris has a long history. On a period home nearby, the survey separates sound original work from tired later repairs.

Sibford Ferris is about 6 miles west of Banbury, in Oxfordshire. Sibford Ferris gets the same service as everywhere else we work: a close look at what can be seen safely, photos and a clear written report. Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Mention any damp patches as you book
  • Move stored items away from the loft hatch
  • Photograph stains when they appear
  • Mention any flat roofs as well as the main roof

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Honest limits

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • An exact number of years the roof has left
  • A full building survey of the property

If in doubt, phone 07833 053749 or email us and we will recommend the right survey before you book. The full list of what we check.
