Thermal imaging roof survey in Sibford Ferris, Oxfordshire
A careful look at the roof at your property in Sibford Ferris, with photos and a written report.
- Gaps in loft insulation
- Patches of heat loss across the roof
- Ceilings that feel colder in places
About our thermal roof survey in Sibford Ferris
On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. It helps us see how far water may have spread under the covering, which is hard to judge by eye. We then check those areas with moisture readings. If you’ve noticed damp around roof outlets and upstands and gaps in loft insulation, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Sibford Ferris, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.
We keep jargon out of it: if work is needed, the report says so clearly.

The survey, step by step
Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey typically takes about 1–2 hours for a house, and more on a big or complicated roof. Older roofs in small places like Sibford Ferris can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We check the roof from ground level, from windows and from the roof itself where it’s safe.
- Thermal images are taken to show differences in surface temperature.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- The report sets out the images, what they suggest and what we recommend.
How to prepare
- Tell us about any leaks, stains or damp patches you know of
- Agree roof access with the managing agent if it’s shared

Roof by roof
GRP fibreglass roofs
Water can get through cracked GRP into the deck. We check cracks by eye and use the images to see whether there’s a pattern around them.
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. Findings are checked with moisture readings.
Honest limits
A survey is a close look at the roof, but it cannot do everything. The main limits are:
- A structural engineer’s assessment
- Insulation values or heat loss calculations
- Hidden layers that need to be opened up to check

Airspace, weather and Sibford Ferris roofs
Broughton Castle, about 3.8 miles east, is one of the historic houses in the wider area around Sibford Ferris. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
If yours is one of the older homes in the streets near Church of Holy Trinity, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps.

Do you need a thermal roof survey in Sibford Ferris?
Once a leak has been fixed, people often ask whether the roof is still wet. Thermal images and moisture readings can suggest whether moisture is still trapped when the conditions on the day are suitable.
Things that often lead to a survey include:
- Moisture around outlets and upstands
- Leaks far from where the stain appears
- Stains that keep coming back
- Wet insulation beneath the membrane
If you look after a building such as Sibford School, a view from above covers a wide roof far faster than walking it.
What to check before booking
- Whether any drone flown is registered with the CAA
- Whether VAT is in the quoted price
- Which parts of the roof they’ll actually see
- How much experience they have with roofs like yours
Questions from Sibford Ferris
Do you cover smaller places like Sibford Ferris?
Yes. Sibford Ferris is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
How do I find out if my home in Sibford Ferris is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
What conditions are best for thermal imaging?
Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.
How long will you be at the property?
It normally takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email, on the timescale of your package.
Is thermal imaging included in your surveys?
Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
Do you carry out surveys on Saturdays and Sundays?
We carry out surveys on any day of the week. To arrange a date, phone 07833 053749 or use the contact form.
Should I look at the roof myself first?
What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
