Thermal roof survey in Grimsbury

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. We’re often asked to look into cold spots on ceilings under the roof and damp where roofs meet walls and chimneys, across flat roofs, pitched roof slopes and loft conversions.

Around Grimsbury, plenty of roofs are low enough to see partly from the garden or the street. The parts you cannot see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images frequently show wear on ridges, verges and flashings that can’t be judged properly from ground level.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

What we look for on each type of roof

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We look at cracks by eye and use the images to see whether there is a pattern around them.

Loft insulation

In the roof space, the camera can pick up gaps and thin areas of insulation. We look where there’s safe access.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Reliable images in rain, strong wind or on a wet roof surface
  • A structural engineer’s assessment
  • Confirming water without moisture readings

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What a survey covers and does not.

Roof types and parts we check

  • Flat roofs
  • Insulated roof spaces
  • Ceilings below the roof
  • Loft conversions
  • Commercial roofs
  • Pitched roof slopes

Before and after the survey

Here are a few things we’d tell any owner:

  • Make sure the loft can be reached safely
  • Leave the roof to people with safe access
  • Keep a record of when stains appear
  • Keep the heating on as usual before a heat loss survey

Where a pattern can’t be confirmed, the report says what could help, such as electronic leak detection or opening up a small area.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Thermal roof surveys around Grimsbury

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

If your home is one of the older ones in the streets near Saint Leonard's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you run a hotel or guest house in or near Grimsbury, a roof problem can mean rooms out of use. With Broughton Castle about 3.4 miles south-west, the area around Grimsbury has a long history. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.

How we price thermal roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Height and safe access
  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Getting in touch

You don’t need to know any roofing terms. Just let us know:

  • The style of property, from a terrace to a block
  • When you need the report by
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Pictures from the garden or a window, if you have them

Not sure which survey you need? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

What happens on the day

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. With a bit of garden around a house, as there often is around Grimsbury, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • If you’re buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it is shared
  • Clear the way to the loft hatch
