What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Chimney survey in Sibford Ferris: what you get

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. If you’ve noticed loose, cracked or missing pots and flaunching that has broken away, a survey will tell you what’s going on.

Some older homes in villages like Sibford Ferris are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

What happens on the day

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes an hour or two at a house, as part of a look at the roof around the stack. Somewhere like Sibford Ferris needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

How to prepare

  • Move anything stored under the loft hatch
  • For flats, make sure roof access has been agreed
  • Tell us where we can park nearby

Advice

What a chimney survey looks like in Sibford Ferris

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Broughton Castle, about 3.8 miles east, show how far back building in the area around Sibford Ferris goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings such as Sibford School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Sibford Ferris is about 6 miles west of Banbury, in Oxfordshire. FAQs for Sibford Ferris

Do you cover smaller places like Sibford Ferris?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you carry out roof surveys in Sibford Ferris?

Yes, Sibford Ferris is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or drop us an email and tell us about the property.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you survey on Saturdays and Sundays?

Surveys run seven days a week. To find a day that suits you, call 07833 053749 or drop us an email.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

How long is the visit?

Expect it to take about one to two hours at a house, as part of a look at the roof around the stack. You’ll then get the report by email, on the timescale of your package.

Honest limits

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Areas we cannot view from safe positions
  • The inside of the flue, which needs a sweep or flue specialist
  • Checks on boilers, fires or their flues

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.

Roofs we survey in Sibford Ferris

  • Flaunching
  • Shared and party-wall stacks
  • Chimney breasts
  • Chimney pots and cowls
  • Lead flashings
  • Brick chimney stacks

Roof by roof

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. The survey checks for cracking, bulging and staining in the render.

Signs you need a chimney survey in Sibford Ferris

Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

Problems we come across frequently include:

  • A stack that appears to lean
  • Gaps in the mortar around the pots
  • Lifted or split lead flashings
  • Frost-damaged brickwork on the stack

If yours is one of the older homes in the streets near Church of Holy Trinity, old fixings, lead flashings and tall chimneys are typical of older roofs.

What to check before booking

  • What experience they bring
  • What insurance they carry
  • What the survey will not cover
  • Whether any drone flown is registered with the CAA

What a roof survey includes

Leave it or get it looked at?

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. Around Sibford Ferris, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.
