Roof surveys near Epwell

About our roof survey in Epwell

Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. If you’re worried about torn or sagging underlay and ponding, splits or blisters on flat roofs, a survey will tell you what’s going on.

Older buildings in small places like Epwell may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Roof by roof

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Natural slate

Slate is one of the most durable roof coverings, but its nails often corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Do you need a roof survey in Epwell?

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.

Signs worth acting on include:

  • Valley linings that have cracked or split
  • Standing water on a flat roof
  • Worn lead at chimneys and abutments
  • Blocked, sagging or leaking gutters

If your home is one of the older ones in the streets near Church of St Anne, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before you book anyone

What to expect from a roof survey

What a survey costs

A few things affect what a survey costs:

  • Roof area
  • If the survey needs thermal imaging or a drone
  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We’ll tell you which package suits the questions you have.

What to tell us when you get in touch

What helps most when you contact us:

  • What kind of property and roof it is
  • Where water is showing inside, if it is
  • Where the property is, with the postcode
  • Any photos you have, taken from ground level or a window

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or drop us an email with the details.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. The survey normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere as small as Epwell, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. We email a report with photographs and recommendations.

Advice

Epwell questions

Does a conservation area affect roof work in Epwell?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you come out to Epwell?

Yes, Epwell is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

How long does the visit take?

The visit typically takes about one to two hours for most houses, and about three to four hours for a commercial roof. We will give you an idea of timing as you book.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the roof structure meets design loads
  • A promise that the roof won’t leak in future
  • Walls, floors and services below the roof
