New roof snagging in Forest Hill: what you get

Our snagging inspections cover Forest Hill and the rest of London and the South East. Time on site normally takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. We inspect as far as it’s safe to see, and by drone where it’s applicable. A photo report follows. We inspect on weekdays and at weekends. If you’re worried about loose flashings at walls or chimneys and gutters blocked by building debris, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Forest Hill, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Questions from Forest Hill

Does a conservation area affect roof work in Forest Hill?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is Forest Hill within the area you cover?

Yes, Forest Hill is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

How experienced are you?

Over 20 years and more than 5,000 surveys.

What’s the best way to book?

To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Will you check every nail and clip?

No. We inspect what can be seen without opening up the roof, so fixings under the coverings can’t be checked. The report says what could and couldn’t be seen.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How much is new roof snagging?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your roof, call 07833 053749 or drop us an email.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Repair costs for putting snags right
  • Legal advice on your contract
  • Areas out of view from every safe viewpoint

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

Roofs we survey in Forest Hill

  • Replacement roofs
  • New flat roofs
  • Loft conversions and dormers
  • New-build homes
  • Ridges and verges
  • Flashings and valleys

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Watch for drips in the roof space with care
  • Walk round the house to look for knock-on damage
  • Note the end of any warranty or defects period
  • Check that gutters weren’t left full of offcuts

Once the work is finished, check the ceilings and loft after the next downpour. Raise any new signs of water with your roofer promptly.

Put the warranty or defects period end date in your diary. Arrange an inspection in good time so snags can be raised.

When to book a survey in Forest Hill

Ventilation is sometimes missed or blocked during re-roofing. Poor ventilation can lead to condensation in the loft.

Common reasons to book include:

  • Broken coverings left on a new roof
  • Flashings not properly dressed or fixed
  • Verge tiles or slates not secured
  • Missing or blocked roof ventilation

If you own one of the older houses in the streets near Church of St Nicholas, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before booking anyone

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether they hold professional indemnity and public liability insurance
  • Will the report include photos?
  • Is VAT included in the price?

What a good roof survey covers

What new roof snagging looks like in Forest Hill

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most. With Garsington Manor about 3.6 miles south, Forest Hill sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

The survey, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes between one and two hours for most homes, depending on how much new work there is to check. Older roofs in small places like Forest Hill can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. We look in the loft space, where there is safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Before the survey

  • Dig out any old roof reports or invoices
  • Jot down any questions you want answered
  • Clear the way to the loft hatch

Advice

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
