How new roof snagging works in Lyford

Our snagging inspections cover Lyford and the rest of London and South East England. Time on site normally takes about 1–2 hours for most houses, and more on a big or complicated roof. We inspect as far as it is safe to see including by drone where it applies. A photo report follows. Visits can be on weekdays, Saturdays or Sundays. We are often asked to look into poorly finished verges and gaps at new flashings, across replacement roofs, new-build homes and flashings and valleys.

Somewhere as small as Lyford, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

Lyford: your questions answered

Is Lyford in the area you cover?

Yes, Lyford is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is Lyford within the area you cover?

Yes. Lyford is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What’s the price of a snagging inspection?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your roof, phone 07833 053749 or drop us an email.

How do I arrange new roof snagging in Lyford?

Simply call 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

What happens on the day

After the inspection, everything we found is written up as a written report with photos. As for time on site, it typically takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. For a village or hamlet like Lyford, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the roof space, where there’s safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

How to prepare

  • Tell us about parking before the day
  • Make sure the loft hatch can be reached
  • For flats, make sure roof access has been agreed

Advice

Buying a home or a new roof in Lyford

Longworth House, about 3.2 miles north, is one of the historic houses in the wider area around Lyford. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

What this survey can’t tell you

A survey is a close look at the new roof, but it cannot do everything. The main limits are:

  • Legal advice on your contract
  • Estimates of what fixes will cost
  • What’s under the new coverings

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • New flat roofs
  • New-build homes
  • Flashings and valleys
  • Ridges and verges
  • Loft conversions and dormers
  • Replacement roofs

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Signs you need new roof snagging in Lyford

Snags happen on many building jobs. Fiddly details are often where things go wrong, particularly when the weather is against them.

Typical things we’re asked to look at include:

  • Tiles or slates sitting out of line
  • Ridge and hip tiles not properly fixed
  • Untidy or loose verge details
  • Damage to other parts of the building

For an older house near a landmark like Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What to check before booking

  • What’s outside the scope of the survey
  • Their insurance cover
  • How long the report takes to arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a good roof survey covers

Roof by roof

Clay and concrete tiles

Tiles that don’t sit flat can let rain in. We note any that look out of place.

Valleys

A valley takes water from two slopes, so the detailing matters. We look at the valley lining and the cut tiles or slates beside it.
